Tyskland – Byggearbejder på enfamiliehuse – Rahmenvertrag für Neubau von Wohngebäuden in Holz- oder Holzhybridbauweise

Rahmenvertrag for general contractor services (planning services according to HOAI §34, § 39, § 55 LPH 2-8 and § 51 LPH 2-6 in parts as well as all construction services) for the construction of turnkey residential buildings in wood or hybrid wood construction (rental housing), incl. roads and open spaces, property area degewo. 3-4 general contractors will be selected as framework agreement partners for the next 4 years for the construction of a total of up to 300 apartments per year. New buildings in wood or hybrid wood construction are to be erected on the corresponding properties. The buildings are to be planned largely to the KfW40 standard and eligible for funding according to the respective valid housing promotion regulations. The further standards, in particular for the completion, result from the degewo equipment standards. 1. Planning services 1.a.) LPH 1 – 2 (HOAI §§ 34, 39, 51, 55): Preparation of approval-ready building concepts with pre-coordinated status 1.b.) LPH 3 – 4 (HOAI §§ 34, 39, 51, 55): - Preparation of design and approval planning based on the results of stage 1.a. and obtaining the building permit 1.c.) LPH 5 – 8 (HOAI §§ 34, 39, 55, LPH 5-6 § 51): - Preparation of execution planning based on the results of stage 1.b.). Appointment of the construction manager according to BauO Bln and construction supervision. Documentation with final handover. Ensuring the building supervision final acceptance. Early familiarisation with building services. 2. Construction execution turnkey and operational ready in wood or hybrid wood construction, incl. all building services, interior finishing and outdoor facilities based on all results stage 1.a. – 1.c. Procedure: The tendering procedure is a 2-stage process. 1.) Participation competition: After the project has been announced on the Berlin tendering platform, all potential bidders can register and express their interest. Interdisciplinary teams consisting of executing companies and specialist planners who can demonstrate the relevant references in multi-storey residential construction in wood or hybrid wood construction can apply. After a selection matrix, a maximum of 6 applicants will be selected for the 2nd stage. 2.) Offering phase: These max. 6 applicants will be requested to submit a competition design for the design of 3 type houses and an indicative offer. The designs will be evaluated as part of a jury session. As a result of the negotiation procedure, 3-4 suppliers will be selected, who are to be commissioned as framework agreement partners, according to the award matrix. The call-off for future projects will be made by mini-competition among the framework agreement partners.
