**General Building Description**

**1.0 General**

The subject of the planning is the conservation and modernization, as well as the conversion of the Kornhaus in Kirchheim unter Teck. The building is a large, elongated, four-story masonry structure from the years 1540-53. During the great city fire of 1690, the Kornhaus burned out completely on the inside. It was restored in 1696. A multi-story self-supporting timber structure was implanted into the remaining massive building shell. The Kornhaus is fully cellared. The basement is an impressive vaulted cellar in terms of its dimensions and proportions. Over the course of its long history, the building served the House of Württemberg as a granary and, from 1851 onwards, the city of Kirchheim unter Teck as a grain market, gymnasium, storage facility, fire station magazine, and finally exclusively for cultural purposes. The ground floor was used as an exhibition space for contemporary art. The upper floors housed the city museum. Alongside the Martinskirche and the Schloss, it is the largest and thus most significant building volume in the city center. The overall construction measure will be carried out in 2 construction phases. In the 1st construction phase, the Kornhaus will be renovated, restored, and modernized from the ground floor to the top floor. The first escape route, staircase east, as well as a lift will be led to the basement. This ensures the full functionality of the building from the ground floor to the top floor until the completion of the overall measure. In the 2nd construction phase, after the dismantling of the combined heat and power plant, the vaulted cellar will be freed from all subsequent installations and the natural stone vault will be renovated. All planned measures will be renovated in accordance with the monument protection of the historic building. Furthermore, the building will be upgraded in terms of building physics and fire protection. The construction site is located in the center of Kirchheim, between the pedestrian zone Max-Eyth-Straße and the Martinskirchplatz. The site has a slight slope in the east/west and north/south directions. The construction site access will be via the Martinskirchplatz. The storage areas are, due to the inner-city situation and the ownership structure, limited. The areas owned by the city of Kirchheim, especially to the north of the Kornhaus, are limited. The property of the Martinskirchplatz is owned by the Evangelical Church. BE areas will be rented from the Evangelical Church. The planned construction site access and the storage areas can be seen in the attached sketch. The new external staircase, from basement to ground floor, execution in 1st construction phase, is positioned between the Max-Eyth-Haus and the Kornhaus. It is located on the site of a former historical cemetery. Archaeological excavations or investigations will be necessary. They are planned in such a way that they can be integrated into the construction process without any time delays.

**1.3 Monument Protection / Conservation Measures**

The Kornhaus is a listed building and is therefore subject to special protection.
