GENERAL DESCRIPTION 1.0 General The subject of the planning is the restoration, modernisation, and conversion of the Kornhaus in Kirchheim unter Teck, in accordance with monument preservation guidelines. The building is a large, elongated, four-storey solid structure dating from 1540-53. During the great city fire of 1690, the Kornhaus burned down completely on the inside. It was restored in 1696. A multi-storey self-supporting timber structure was implanted into the remaining massive building shell. The Kornhaus is fully cellared. The basement is an impressive vaulted cellar in terms of its dimensions and proportions. Over the course of its long history, the building served the House of Württemberg as a granary and, from 1851 onwards, the city of Kirchheim unter Teck as a corn market, gymnasium, storage facility, fire station magazine, and most recently exclusively for cultural purposes. The ground floor was used as an exhibition space for contemporary art. The upper floors housed the city museum. Alongside the Martinskirche and the Schloss, it is the largest and thus most significant building volume in the city centre. The overall construction project will be carried out in 2 construction phases. In the 1st construction phase, the Kornhaus will be renovated, restored, and modernised from the ground floor to the top floor. The first escape route, the east staircase, and a lift will be extended to the basement. This will ensure the full functionality of the building from the ground floor to the top floor until the completion of the overall project. In the 2nd construction phase, after the dismantling of the combined heat and power plant, the vaulted cellar will be freed from all subsequent installations and the natural stone vault will be renovated. All planned measures will be carried out in accordance with the monument preservation of the historic building. Furthermore, the building will be upgraded in terms of building physics and fire protection. The construction site is located in the centre of Kirchheim, between the pedestrian zone Max-Eyth-Straße and the Martinskirchplatz. The site has a slight gradient in the east/west and north/south directions. Access to the construction site will be via the Martinskirchplatz. The storage areas are limited due to the inner-city situation and the ownership conditions, especially to the north of the Kornhaus. The property of the Martinskirchplatz is owned by the Evangelical Church. BE areas will be leased from the Evangelical Church. The planned access to the construction site and the storage areas can be found in the attached sketch. The new external staircase from the basement to the ground floor, to be completed in the 1st construction phase, is positioned between the Max-Eyth-Haus and the Kornhaus. It is located on the site of a former historic cemetery. Archaeological excavations or investigations will be necessary. They are planned in such a way that they can be integrated into the construction process without causing any scheduling disruptions. 1.1 Building Regulations, Monument Preservation -Structures and rooms of special use § 38 LBO -Listed cultural monument of particular significance according to § 2 (in conjunction with § 28 DSchG) -Building with a height of up to 13.00 m and usage units of no more than 400 qm each Building Class 4, according to §2 LBO BW 1.3 Monument Preservation / Conservation Measures The Kornhaus is a listed building and is therefore subject to special protection.
