The district of Bad Tölz-Wolfratshausen intends to partially renovate and partially expand the existing Nikolaus-Trischberger-Schule. The subject of the contract are the comprehensive services of building and interior design planning in accordance with §§ 33 ff HOAI 2021 of LPH 1-9. The energy renovation (facades and roof surfaces) and the partial restructuring of the building stock as well as two extension new buildings with a total of 6 classrooms (ground floor, upper floor) and a replacement workshop for carpentry work (ground floor) will be implemented. Additionally, a ground-floor extension will expand the existing break hall and enable the integration of an office. The need for additional differentiation rooms for the vocational preparation years will be realised in the existing building stock. The sanitary areas (ground floor) in the existing building stock are also to be restructured and adapted to today's requirements. To ensure the requirements for room air hygiene, individual ventilation units are planned for the classrooms. Heating is provided via a district heating line from a district-owned heating plant with a biomass component. The energy standard EG 70 is targeted. The building stock to be renovated has a gross floor area (GFA) of 2,846m2, an envelope area of approx. 10,060m² and a gross internal volume (GIV) of approx. 24,850 m³ including partial basement. The extension new buildings and the break hall extension are budgeted with a GFA of approx. 468.5m2 and a GIV of approx. 3,470m³. In the connection areas to the building stock, a partial demolition of the existing building of approx. 1,100m3 is also to be taken into account. The demolition work may be carried out as part of preliminary measures (drainage renovation) as early as 2027. It is assumed that the conventional solid construction of the existing building will also continue in the extension buildings. Furthermore, assistance in obtaining grants is to be remunerated as a special service. For the construction process, it must be noted that the construction site is located in the middle of the town and is accessed via a narrow access road. With regard to safety, it is particularly important to note that the construction measures will take place during ongoing school operations. Due to the small scope of the services for the outdoor facilities, the architectural services required for this will be co-commissioned. The services begin in January 2027 and are scheduled to end in December 2030. The stated end of the services refers to the completion of LPH 8 (including the follow-up times for invoice checks, etc.). LPH 9 runs beyond this. An extension of the contract may occur if project delays occur that the contractor is not responsible for, such as a non-timely release of grants. According to the current rough cost estimate, the construction volume has a scope of approx. 10.5 million € (gross).
