Germany – Siteworks – Grundinstandsetzung Behördenzentrum Platz der Luftbrücke 1 -3, 12101 Berlin Logistik operativ

The Behördenzentrum Platz der Luftbrücke (PdL) at Columbiadamm 1-7c, Platz der Luftbrücke 1-3, Mehringdamm 129 and Schwiebusser Straße 129a-d in 12101 Berlin is located in the Tempelhof district. The entire building consists of eleven interconnected components. All components have four above-ground floors, an unfinished attic, and one to partially two basement levels. The Behördenzentrum Platz der Luftbrücke was built as an administrative complex together with the adjacent Tempelhof Airport according to the plans of Ernst Sagebiel for the Reichsluftfahrtministerium as a so-called "Sonderbau" in four construction phases. The buildings form a semicircle around the square, which is now known as "Platz der Luftbrücke" and forms the junction of Berlin's east-west and north-south arterial roads. The construction period of the Behördenzentrum originally spans the years 1937 to 1944. After 1945, extensive repairs were carried out to war damage, including to roofs and facades. Components VIII, IX and X underwent comprehensive reconstruction around 1955. The Behördenzentrum Platz der Luftbrücke (PdL) is a listed building and is entered in the Berlin List of Monuments (entry on 06.04.1995, OBJ-Dok.-Nr. 09055092, List Tempelhof-Schöneberg). The Behördenzentrum Platz der Luftbrücke (PdL) is being renovated as part of a comprehensive structural, plant, energy and use-specific refurbishment. The works described in the bill of quantities include the overarching site establishment and site logistics for the safe and coordinated operation of the site. The following services are to be performed:

- Site management and logistics = allocation of areas to the respective contractors = management of deliveries

- Erection of hoarding, temporary closures, construction site locking system = monitoring of closures = adaptations to the changing requirements of the site

- Access management = operation of turnstiles and issuance of site passes

- Monitoring of site safety = security in sections of the project = operation of a video surveillance system

- Erection and operation of construction site heating

- Provision of construction water connections

- Erection and operation of site roads, storage areas, traffic routes, including ramp installations and platforms including cleaning and winter maintenance

- Erection of temporary protective devices and construction closures

- Provision and maintenance of a container system for monitoring the client's property

- Container placement for the respective contractors of the site as a management model

- Provision of sanitary facilities

Scope / Quantities:

- approx. 37,151 m² site area

- approx. 13,006 m² built-up area

- 11 components; 6 construction phases

- Major renovation during the use of the building complex

The work will be carried out in accordance with the drawings and detailed information from the bill of quantities. The building is a listed building and will remain in use during the construction work. Scheduled construction period: 2026-2032

The contract includes construction and services. The provisions of the VOB/B apply to the construction services. Acceptance will be carried out in accordance with § 12 VOB/B. As the success, the flawless erection and operational handover of the facilities is owed. The provisions of the VOL/B apply to the services. Since this is a continuous obligation, no formal acceptance in the sense of the VOB/B will take place. The service is deemed to have been provided if it has been carried out properly over the agreed period, see attachment "WBV_Vertrag_VE0702" in the tender documents.
