An Ghearmáin – Construction project management services – Projektsteuerung von Planungs- und Bauleistungen zur Baufeldfreimachung und Erschließung im Chemie- und Industriepark Zeitz

Infra-Zeitz Servicegesellschaft mbH is an operator and site developer of the approximately 232 ha area of the Chemie- und Industriepark Zeitz. In addition, Infra-Zeitz supplies the resident companies with service water, cooling water, fully desalinated water (Deionat) and disposes of the wastewater of the resident companies. The subject of the project is the revitalisation and construction-ready development of the approximately 15 ha options area (Baufeld 1) in the Chemie- und Industriepark Zeitz (CIPZ). The area is designated as an industrial area (GI) in the development plan and is located in the area of the former Zeitz Hydrierwerk ("Neuwerk"). Although the above-ground dismantling of the former production plants, tank farms and buildings took place in the 1990s, foundations, underground structures and potentially contaminated backfills remain in the subsoil. The area is also classified as a suspected ordnance area. Before marketing, comprehensive clearance, ordnance detection, possible removal and soil remediation is required. Due to the adjacent development with a major accident hazard, the implementation of the originally planned drainage of the entire construction site is no longer possible. Therefore, the drainage of BF 1 must be newly planned and implemented. The planning and supervision of the implementation of the rainwater drainage and the preparation of a possible process wastewater discharge to the sewage treatment plant of the Infra is therefore also part of the project management tasks. The project management assumes overall responsibility for the coordination of all necessary planning, implementation and monitoring of the project, taking into account the specific requirements of the funding programme and the local conditions. The basis of the "Project Management" service description and the processing contents is Heft 9 "Project Management in the Construction and Real Estate Industry - Standards for Services and Remuneration" of the AHO publication series (Committee of the Associations and Chambers of Engineers and Architects for the Fee Schedule), 5th completely revised edition, as of March 2020. Information on recurring services according to VgV §14 (4) No. 9 The contracting authority also intends to develop further construction sites of the Chemie- und Industriepark Zeitz. The necessary project management services for these sites are to be provided in the same way as in the current invitation to tender. The construction sites to be developed are construction sites BF 7, 7.1, 25, 26, 27, 30 & 31 (see aerial photograph in the tender guide). Due to the size of approximately 15 ha, the contracting authority assumes analogous chargeable costs as in the current procedure. The contracting authority reserves the right, in accordance with §14 (4) No. 9, to award the contract to the contractor of this procedure within the framework of a negotiated procedure without participation competition, analogous to the conditions of this contract.
