This tender concerns the conclusion of framework agreements for the maintenance of rental units, specifically the services of floor work and cleaning for Boligkontoret Århus (Contracting Authority). The Contracting Authority's properties require continuous maintenance in connection with vacancies. The tasks are varied, but primarily involve work to ensure that rental units are brought to a move-in ready condition. The work includes, in particular, floor work and cleaning. The daily tasks related to the maintenance of rental units are handled to a limited extent by in-house staff, while the majority of the tasks are carried out using external suppliers. With the present tender, the Contracting Authority intends to conclude framework agreements with suppliers on subcontracts covering floor work and cleaning, respectively, divided according to the Contracting Authority's areas. The maximum turnover (value) of the subcontracts is estimated to be +20% per subcontract. The allocation of specific tasks under the framework agreement is made according to a cascade model, whereby the suppliers are used in the following prioritised order per subcontract: • Supplier 1 • Supplier 2 • Supplier 3 The Contracting Authority shall, for each specific task, first contact Supplier 1. If Supplier 1 cannot undertake the task, including due to capacity reasons, the Contracting Authority is entitled to assign the task to Supplier 2. If Supplier 2 is similarly unable to undertake the task within the set deadline, the task is assigned to Supplier 3, and so on.
