The branch office at Erbstetter Straße 58 is located within the city limits of Backnang and is part of the administrative locations of the Rems-Murr-Kreis. The existing building is currently used as an administrative building and is to be comprehensively upgraded structurally, functionally, and technically as part of the project to ensure long-term and modern use. The aim of the project is to convert and modernize the building into a high-performance administrative location with clearly defined use areas according to the three-zone model. A modern office and use concept is planned, with internal work areas, consultation and meeting rooms, and supporting ancillary functions. Public and high-traffic uses are to be primarily located on the ground floor and partially on the 1st floor, while the upper floors will mainly serve internal administrative and work functions. This enables a functional separation of public and internal areas and supports an orderly administrative operation. As part of the renovation, measures are particularly planned to redesign the layouts, adapt to current work and organizational forms, improve accessibility, and implement modern fire safety and security requirements. Additionally, structural and technical measures will be implemented to improve energy efficiency and room climate. The construction work will be carried out in sections over several floors to adequately consider the complexity of the existing building and operational requirements. Due to the tight time constraints and the high coordination requirements resulting from numerous trades and their dependencies across several floors to be realized in a staggered manner, the option of awarding the construction services to a general contractor is being examined. This procurement strategy can include the transfer of the execution planning according to HOAI performance phase 5 to the general contractor, with the aim of reducing interfaces, bundling processes, and minimizing scheduling and coordination risks. Initially, the commissioning of the project planning for the preliminary and design planning according to HOAI performance phases 2 and 3 is planned. Additionally, if necessary and in coordination with the responsible approval authorities, the approval planning according to HOAI performance phase 4 will be carried out. The further planning steps and the concrete procurement strategy will be determined on the basis of the planning results obtained and the organizational and scheduling requirements.
