Description

The City of Warendorf intends to develop the Brinkhaus industrial wasteland in Warendorf. The former Brinkhaus factory site is owned by the city and has a contiguous area of 4.2 ha. It is bordered to the south by the previous course of the River Ems, to the west by the street Zwischen den Emsbrücken, to the north by the Breuelweg, which runs parallel to the Emssee shore, and to the east by the private property at Breuelweg 6, where a multi-family and a single-family house are located. In 2026, the procedure for the preparation of the land-use plan No. 1.18 "Brinkhaus Factory Site" was resumed, for which the decision to prepare the plan was made in 2009. During this procedure, various expert reports (traffic, noise emissions, FFH compatibility test, species protection test) were prepared and the plans were discussed in advance with the various authorities (including the Lower Nature Conservation Authority, the Lower Soil Protection Authority, and the Higher Water Authority for the water permit for the planned structures on the watercourse). The issue of contaminated sites was also comprehensively reviewed in 2023 and 2024 by a corresponding contaminated site remediation report and the results were coordinated with the Lower Soil Protection Authority. Details will be announced in Phase 2 of the procedure. The urban development of the Brinkhaus Quarter is to be co-financed by grants from urban development funding after the sale proceeds have been deducted. An Integrated Urban Development Concept is currently being developed for this purpose, which is to be submitted for STEP 2027 in October 2026.
