Germany – Engineering design services for mechanical and electrical installations for buildings – NBU - Technische Gebäudeausrüstung Anlagengruppen 1, 2, 3, 7 und 8, LPH 1-9 nach §55 HOAI

The contracting authority, the joint municipal undertaking AWA Wasser- und Abwasserbetriebe, plans to construct a new operations and administration building to consolidate central work areas and modernize operational processes. The aim of the project is to create a functional, economical and sustainable building that meets the operational requirements of the AWA in the long term.

The building has a mixed use and includes workshop and garage areas, storage and technical rooms, office and meeting rooms, a conference hall, and two operational apartments. The basis for this is the existing feasibility study (MBS).

The top project objectives are high cost-effectiveness, timely completion and a robust, natural construction method that largely uses mineral or natural building materials. The planning must take into account the possibility of later densification and provide for the later conversion of certain areas (e.g. conversion of the operational apartments into offices).

The HVAC planner is responsible for the planning of plant groups 1–3 and 7 according to HOAI §55.

The central task is to develop an energy-efficient overall technical concept that provides for the use of wastewater heat as the primary heating energy. For this purpose, the main collector in front of the property as well as all necessary technical components must be designed.

Furthermore, ventilation and possibly cooling systems for office, meeting, lounge and technical rooms are to be planned. The sanitary facilities are to be designed according to the requirements for workshops, office areas and changing rooms. All technical areas in the basement are to be dimensioned functionally.

The planning takes into account barrier-free access, fire protection, occupational safety and the necessary technical infrastructure for workshop and garage areas. All media routes are to be coordinated early on with regard to load-bearing structure, architecture and electrical planning.
