The Thermal Spa Salzgitter-Bad offers a comprehensive leisure, health, recreation, and swimming sports programme in the wider region of Salzgitters with a broad catchment area, featuring a brine wave pool, sauna, fitness centre, physiotherapy, and catering. The Thermal Spa was built in 1972 and has been partially renovated and refurbished over the years. The Thermal Spa is now to be made future-proof as a whole. In 2020, a feasibility study was conducted. In the course of an additional study from 2023, it was shown from an operational and technical perspective that the previous renovation and attraction concept was too short-sighted and that the investment requirement would be significantly higher if the spa is to be preserved in the long term. Various positioning options were also examined. It was fundamentally decided that the Thermal Spa should be renovated and modernised for a total investment sum of 24 million euros net. The renovation of the existing structure and the enhancement of its attractions should be carried out while maintaining its positioning (Variant V2 / Follow-up review of future variants by Kannewischer). First, eligible partial measures should be carried out (e.g. renovation of the swimming hall ceiling and outdoor pool), which are not part of this tender. A budget of approximately 3.4 million euros net is planned for this, leaving a total budget of 20.6 million euros net (including construction ancillary costs) available. Due to its age (year of construction 1972), among other things, a renovation and redesign of the changing rooms, supply lines and ventilation, sanitary facilities, and access to the spa with age- and disability-friendly requirements and barrier-free access to all areas is necessary. An optimal route to the individual facility areas is to be aimed for. In addition, an energy-efficient building renovation is to be provided (e.g. sloped glazing). Suggestions for enhancing attractions include: - New arrangement of entrance and catering (central connection) - Restructuring of changing rooms/sanitary area - Enhancement of the swimming hall with expanded offer - Restructuring of fitness, physiotherapy and administration - Combining and enlarging the fitness areas - New construction of an outdoor sauna with rest area. The management of the BSF has been commissioned to prepare the further project and design planning and the concrete project financing and to submit these to the Supervisory Board and the shareholders / the Council for decision. When further planning the project / design and financing, the following must be taken into account: - For the centrally located entrance situation provided in the design, variants may need to be developed due to the problem of the height difference "street level/bathing level". - The renovation and modernisation measures are to be carried out in stages to avoid a complete closure of the Thermal Spa. Further central project objectives are the energy- and resource-saving, ecological and economic construction and operation of the Thermal Spa. This is also to be ensured by an efficient, durable, sustainable, low-maintenance and easy-to-care-for structure. Salzgitter-Bad is a state-recognised spa with brine therapy. The Thermal Spa is operated with brine from its own well. A 25-percent natural brine is pumped directly from the source to the Thermal Spa from a depth of around 200m (distance approx. 2 km). In the Thermal Spa, the natural brine is treated, added to the water basins in optimal concentration (approx. 2 to 4 %) and used for therapeutic applications. There is a water permit to discharge the cleaned brine-rich wastewater into the watercourse "Innerste" via a pressure and downpipe (distance approx. 3 km) up to a quantity of 9756 m³/a. This permit is valid until 01.03.2045. A shortening or revocation is possible, for example, by a change in EU law, and has already been indicated as a possibility by the Environmental Office of the City of Salzgitter. This must be taken into account in the planning. In the 2nd quarter of 2026, the project management services were initially awarded. The BSF has set the following time frame for itself (Draft Framework Schedule): - until 12/2026: Tendering of planning services - until 12/2027: Planning phase (preliminary planning, design planning, committee decision, building application, building permit, execution planning) - until 06/2028: Preparation for execution (tendering of trades, submission, award of contract) - until 10/2028: possible start of construction - until 12/2031: Construction in three stages (avoiding complete closure times) - from 01/2032: Reopening
