The purpose of this tender is the renovation of a listed building complex on the BAW site in Jülich. This document requests the services of project planning for phases 5-8, taking into account the current Building Energy Act (GEG) and the underlying design planning. The project consists of two sub-projects: Project R - Renovation of settlement cracks in building 20.16. Settlements in the area of building 20.16 have led to damage and cracking of the building structure and surfaces. A ground improvement has been carried out, which has stopped the settlement movements. The content of this planning service is the renovation of the consequential damage: • crack repair to walls and ceilings, • facade renovation incl. roof overhang, • the structurally necessary upgrading of loose stone staircase elements, • functional testing or renewal of windows, doors and sun protection elements, • plastering and painting work, • floor covering work, • roofing work. Project B - Fire protection renovation building 20.16 - 20.18. Since the building application documents from the construction period and approval documents, which were created within the framework of the various changes of use, are only available to a limited extent, an assessment of the stock and the stock protection for the buildings was carried out for the creation of a new fire protection concept. The fire protection concept now available classifies the buildings 20.16 to 20.18 according to §2 (3) BauO NRW 2018 as buildings of building class 5 and as a special type or use of building (special structure). The content of this planning service are the works resulting from the fire protection concept for: • fire protection upgrading, • creation of necessary rescue routes, • creation of necessary fire compartments.
