Description
The District Office of Eichstätt intends to renovate the House of the Clinics in the Altmühltal Nature Park in Eichstätt in a 3rd and 4th construction phase. The Clinics in the Altmühltal Nature Park GmbH comprises two hospitals for basic and standard care at the locations of Kösching and Eichstätt. In the disciplines of internal medicine, surgery, orthopaedics, gynaecology, urology, ophthalmology and otorhinolaryngology, approximately 45,000 patients are treated annually at both locations. In the meantime, the medical and nursing needs in the region have changed significantly. The sponsor is therefore required to adapt the structures and medical services to the challenges of current developments. Fundamental structural adaptations are necessary with regard to today's economic and functional requirements. The Eichstätt Clinic is in a continuous general renovation with several construction phases, currently in the second construction phase. The existing structure is characterised by structural limitations and a reduced bed capacity, while at the same time an increasing supply requirement is forecast due to shifts in performance and demographic development. The goal is to expand to a total of 172 beds and to functionally reorganise central areas. The third construction phase represents the decisive development step and focuses on the targeted functional and spatial expansion of the clinic site. The core measure is the creation of additional nursing capacities through extension buildings, in order to structurally map the planned increase in beds. A particular focus is on the implementation of an independent geriatric unit as well as further ward areas that meet future medical requirements. In addition, the Central Elective Admission (ZEA) will be realised in the 3rd construction phase, which serves as a structured and efficient point of contact for elective patients and bundles central processes. In addition, service and supply areas, especially for staff and visitors, will be reorganised and expanded. To ensure the ongoing clinic operation during the construction phase, a relief building will be erected in advance, which temporarily takes over nursing capacities and functional rooms and will be permanently integrated for outpatient and supplementary uses in the long term. The fourth construction phase primarily involves the reorganisation of central functional areas in the entrance and outpatient area, in particular with the main entrance, cafeteria, hospital management as well as service, social and treatment areas. In addition, BA 4 includes essential medical structures such as central admission, medical service, endoscopy and supporting treatment, which are functionally combined and expanded. Overall, BA 4 thus serves to strengthen the central patient areas and the organisational core functions of the clinic operation while simultaneously reorganising the space. The total costs of the overall project BA3+4 (KG 200-600) are estimated at approximately 45.0 million € gross and are divided as follows: - KG 200 0.25 million € - KG 300 27.7 million € - KG 400 15.5 million € - KG 500 0.60 million € - KG 600 1.03 million € The following areas are planned 3rd BA 2,988.50 m² NUF 4th BA 2,920.50 m² NUF The key milestones for the implementation of the project are: - Start of services: Oct 2026 - Application for advance determination: 1st Quarter 2027 - Start of construction: 1st Quarter 2030 - Completion: BA 3 - 3rd Quarter 2033 BA 4 - 3rd Quarter 2036 Planning services are to be started immediately after the order. It is intended to award the following services (step-by-step + construction phase) with this invitation to tender: Services of the Technical Equipment, Equipment Groups 1, 2, 3, 7 and 8, according to §§ 53 ff. HOAI LPH 1-9 The services will be awarded step-by-step and construction phase by construction phase. Initially, in the 1st awarding stage BA 3, the performance phase 1+2 according to HOAI will be awarded. The performance phases 3-9 will be called up step-by-step and construction phase by construction phase. There is no legal entitlement to the overall award.
