France – Architectural services for buildings – MARCHE DE MAITRISE D'OEUVRE RELATIVE A DEUX OPERATIONS DE REHABILITATION DE LOGEMENTS A LA COURNEUVE (93120)

The present contract concerns the provision of project management services for two separate operations to renovate housing in La Courneuve (93120). The specific tasks are indicated in the programme note for each lot. The project management services include the following elements: diagnostic (DIAG), preliminary design studies (APS), definitive design studies (APD), project studies (PRO), assistance in the award of the works contract (ACT), examination of the conformity of the execution studies to the project and their approval (VISA), management of the contract execution (DET), assistance for reception operations during the warranty period (AOR). In addition to these tasks, a PEMD diagnostic must be carried out by the project management group, in accordance with the regulatory obligations in force since 1 July 2023. The contract is divided into two lots, defined as follows: Lot 1: project management for the renovation of 83 housing units at the Paul Vaillant Couturier and Jean Pierre Timbaud residence in La Courneuve, Lot 2: project management for the renovation of 138 housing units at the Vercors Quinet residence in La Courneuve. The contract is priced at a global and lump sum. The contract is divided into two lots, each of which is divided into a firm section and an optional section. For the firm section, for each of the two lots, it includes the study tasks up to the APD. The optional section constitutes the continuation of the project management task up to the AOR. The details and conditions for the firming up of these sections are more precisely described in the R.C. No variants are imposed under the contract. The presentation of free variants is not allowed under the present contract. The intervention of the project manager for each lot begins on the date of notification of the contract and ends at the expiry of the warranty period for perfect completion of the works. The scheduled start of the works, common to both lots, is planned for the first quarter of 2028 for a scheduled duration of 12 months, (including 3 months of preparation).
