Germany – Building construction work – Gde. Holdorf: Anbau Barbara-Schule - Ausschreibung Totalunternehmer

The municipality of Holdorf plans to construct an extension building for its primary school, "Barbara Schule". The site designated for the new construction already contains a residential building and a garage, which the municipality will demolish. The site is centrally located in the municipality of Holdorf (plot 86/15, 5, Holdorf, size 1,240 m²). As part of the overall contract, the following services are to be awarded:

- Planning and construction services

The contractor must submit a lump sum offer for all planning, construction, supply, and other ancillary services required to complete the project in a functional and ready-to-occupy state. The scope of services also includes the procurement and functional provision of mobile equipment. The contract will be awarded based on a functional description. This functional description includes, among other things, a predefined and binding space program.

- Inspection and maintenance services

In addition to the planning and construction services, the contractor will be responsible for the inspection and maintenance of certain technical systems/specialised trades, including an extension of the warranty periods. The inspection and maintenance services include all work necessary to maintain the safety, functionality, and intended condition of the systems, system components, and components. The extended warranty periods, including the inspection and maintenance services transferred in this context, are:

- For technical systems/specialised trades: 5 years from the acceptance of the construction services

- For roofing/roof waterproofing work: 10 years from the acceptance of the construction services

- Remuneration and financing

In principle, the future contractor is responsible for providing and pre-financing all planning and construction services until the completion and acceptance of the construction services. To optimise the cost-effectiveness of the offers, the contracting authority will define interim payments at defined milestones during the planning and construction phases. The remuneration of the services rendered will be made upon submission and invoicing of the services rendered.
