Description

The property is located in the Steglitz-Zehlendorf district of Berlin, in the Lichterfelde locality on plot 4395 (16,549 m²), block 1, Lichterfelde cadastral area. The primary school is bounded to the south by Haydnstraße and to the west by Undinestraße. In addition to the main building, the school grounds include a three-court sports hall, a garage, and a plant room. The task at hand is the renovation and expansion of the existing site of the primary school at der Bäke. The measure includes: - the renovation of the existing school building while in operation, with an additional storey added - the renovation of the sports hall - the erection of two container units as an interim measure. The outdoor facilities are to be partially re-arranged. Both buildings are contaminated with hazardous substances. A hazardous substance report is available for both the school building and the sports hall. According to the hazardous substance report, the hazardous substances must be professionally dismantled and disposed of. Both buildings are to be dismantled down to the existing load-bearing structure. For the implementation, an individually tailored dismantling concept is necessary for the hazardous substance remediation and dismantling, or the concept submitted with the BP documentation must be checked and adjusted accordingly. The dismantling concept should be developed in close coordination with the hazardous substance expert as well as other project participants (e.g. SiGeko, project planning) and the individual dismantling steps, necessary containment and securing measures should be planned. As part of the renovation and extension of the school, the erection of two containers for school use with 3 storeys as interim structures is necessary. The measure will be carried out in sections and while maintaining school operations. Detailed temporal coordination of the individual construction sections is required to disrupt school operations as little as possible and to ensure a smooth construction process at the same time. The construction project is to be certified according to the Sustainable Building Guide (LNB) on the basis of the Assessment System for Sustainable Building for Federal Buildings (BNB). A BNB target agreement with the target of Silver is included with the requirements programme and must be observed. An overall ecological concept is to be drawn up with the VPU.
