Description

The City of Hanau plans to expand the 2-track primary school in the district of Großauheim as part of the school development plan. The project involves expanding and functionally reordering the school through a replacement new build for administration and the expansion of the all-day area. On the 10,387 m² school site, there are currently three freestanding buildings: the school building, the gymnasium, and the administration building. As part of the expansion measure, the construction of a standalone new building according to the specified space programme is planned. The administration building is not to be retained. Planning for the construction measure is to take place from January 2027. Construction is to begin in summer 2027, with completion scheduled for mid-2029. The HLS planning services include:

- Drinking water supply: to be implemented as a cold water system, ensuring drinking water hygiene by means of flushing facilities. Hot water (e.g. sanitary room / kitchen) decentralised by means of instantaneous water heaters or fresh water stations.

- Drainage: Drainage pipes inside and outside the building. Connection to new sewer connection. The rainwater is to be drained via an underground drainage channel.

- Sanitary facilities: WC with confirmation plates and urinals as well as washbasins with sensor-controlled fittings. The sanitary facilities are located in a building section that is to be demolished. After the demolition, temporary facilities for school use during the construction measure are to be planned.

- Heating: The transmission heat requirement is to be covered by static heating surfaces. The heat supply is provided by an old gas boiler in the basement of the existing building. This must be dismantled. A heating concept taking into account the requirements of the Building Energy Act is to be developed in the planning. There is no district heating nearby.

- Ventilation: Classrooms and common rooms are to be mechanically ventilated. The ventilation unit is to be installed on the roof of the building if possible. Necessary zoning is to be planned. Interior rooms and WC rooms are to be equipped with energy-efficient single-room ventilators. Alternative ventilation concepts can be proposed.

- MSR technology: Individual room control of all group rooms, offices, meeting rooms and other common rooms with regular occupancy are to be equipped with individual room controllers and window contacts. The GLT is to be implemented in a simple design and to be centrally and easily operable by the user. The room controllers are to be networked to enable central control. The planning of the building automation is to be provided only with decentralised control technology. For the project, "stand-alone" room thermostats are to be used. A classic structure with field level, automation level and management level is not part of the GA planning in this project. For the GA planning, there are therefore only minor requirements, as the intended control already fulfils its control tasks in the field level and can be parameterised and adapted in the basic programmes provided by the manufacturer of the room thermostats.
