The construction project involves the renovation and modernisation of the existing multi-family houses. The buildings date back to 1973 and comprise a total of approximately 180 residential units with a total floor area of approximately 10,967 m². The housing stock is predominantly rented; partial renovation took place in 1994. Further vacant property refurbishments have been taking place since 2025 and must be taken into account when coordinating the interfaces. The services to be awarded concern the scaffolding of the residential buildings, including the associated preparatory, assembly, holding, adaptation, testing and dismantling services according to the schedule of services. The scaffolding serves to carry out facade, window, balcony, roof and roof edge works as well as further works on the building envelope. At Kopernikusring 36-44, additional use for the assembly of the lightning protection system, as provided for in the construction schedule, must be taken into account. The works are carried out predominantly in the occupied stock. Entrances, necessary traffic routes as well as escape and rescue routes must be kept usable during execution in accordance with the agreed protection and access concept. Funding subject to BEG EM reservation, suspensive condition The services advertised are the subject of an application for funding under BEG EM. The contract will be awarded; the delivery and performance obligations are subject to the suspensive condition of the funding approval. They only become effective and to the extent that the applied-for funding is approved by the competent funding body. The contracting authority will inform the contractor of the occurrence of the condition without delay in text form. Until then, there are no performance, procurement, holding or other cost-causing obligations of the contractor. If the funding is rejected or the condition does not occur by 01.03.2027, the obligation to carry out the affected services lapses. Execution deadlines only commence with the occurrence of the condition; further claims due to non-occurrence are excluded.
