Germany – Construction work for houses – Kurz GÜ Generalübernehmerleistungen BV Zum Hechtgraben 1

The HOWOGE Wohnungsbaugesellschaft mbH (HOWOGE) plans to convert and energetically renovate a former administrative building into a residential building with additional commercial units on the ground floor at Zum Hechtgraben 1, 13051 Berlin-Lichtenberg OT Hohenschönhausen. The building was originally constructed as a senior citizens' home, later used as an administrative building, and is currently vacant. It is a building in reinforced concrete frame construction (construction type SKBM 72). It will undergo partial gutting and hazardous material remediation prior to demolition of the reinforced concrete balconies – separately awarded services. The existing load-bearing structure will remain essentially unchanged and will be supplemented by necessary structural, technical, and fire protection measures – as part of the GÜ services. Non-load-bearing wooden panel elements in fire-resistant construction (F30-B) will be used on the outer longitudinal walls (external cladding with cement-bonded building boards or equivalent, non-combustible insulation, airtightness layer/vapor barrier according to the physical building concept, internal cladding with wood-based board and gypsum fiber/gypsum board). A total of 91 rental apartments and 2 commercial units will be created. The service includes the turnkey and ready-to-occupy completion of the construction project, including the necessary planning, coordination, certification, construction, and documentation services based on the functional service description and the further planning documents (initially part of the tender documents, which will later be handed over to the selected bidders). The performance phases 1-4 as well as 5 (here only FLB with lead details) were provided by a general planner. Issuance of the building permit is expected during the tendering process.
