Services in the service schedules for Open Space Planning according to §§ 39 et seq., Building Design according to §§ 34 et seq., Specialist Planning Structural Design according to §§ 51 et seq. and Technical Equipment according to §§ 55 et seq. of the HOAI 2021 for the Bildungscampus Gebesee – New Building House 2 and Renovation of Existing Buildings House 1 and 3. The Landkreis Sömmerda plans to expand the gymnasium school site in Gebesee into a Bildungscampus. In a first step, with a two-track comprehensive school and a three-track gymnasium component according to the school building recommendations of the State of Thüringen. The connection and integration of the two-track primary school will be implemented in a staggered manner and after the total number of students has decreased. The aim is to restructure and comprehensively modernise the school site in Gebesee. This includes the necessary renovation as well as the barrier-free, energy-efficient and conceptual upgrading of the existing buildings, as well as a replacement new building for the morally obsolete and structurally dilapidated existing building House 2. The entire construction measure is to be implemented in 2 construction phases. 1st Construction Phase – New Building House 2: The replacement new building of House 2 must be realised in timber construction adjacent to the existing House 1 (GDR-H-building) for reasons of barrier-free accessibility (one lift for both buildings). The ground floor of the new building should accommodate the main entrance, canteen/aula with dispensary kitchen and further meeting places. Direct access to outdoor areas should be provided. The further capacity-required floors must accommodate the corresponding rooms that cannot be accommodated in the existing buildings 1 and 3. An appropriate room book is in preparation and will be made available in Phase 2 of the planning selection procedure. To ensure barrier-free access, a lift is required as well as barrier-free toilets, sufficient movement areas and appropriate door widths. The relevant legal requirements, in particular DIN 18040-1, will be observed. The requirements set by the Energy Saving Ordinance (EnEV) and the Renewable Energy Heat Act (EEWärmG) will be implemented. The 1st construction phase includes as the first partial measure the dismantling of the existing canteen between House 1 and House 3. For the duration of the new building House 2, the erection of a container system for the canteen and kitchen is planned as an interim measure (approx. 24 months), which is owned by the Landkreis Sömmerda. After the completion of the new building House 2, the corresponding outdoor facilities with connecting paths and schoolyard furniture are planned as the final step. These should be redesigned in a coherent overall concept. A functional and aesthetically pleasing outdoor area should be created for the students. A total of 30 months is planned for the entire duration of the 1st construction phase, spread over a period of three years. The start of construction is planned for the summer of 2027. The current cost estimate for the target planning of the new building House 2 with connecting building and outdoor facilities shows a gross amount of approximately 13,902,000.00 €. Cost group 600 (Equipment) has been included in the cost estimate for the replacement new building House 2. Cost group 700 (Construction ancillary costs) have been shown for the replacement new building House 2 as 20% of the costs of cost groups 200-500. 2nd Construction Phase – Renovation of Existing Buildings House 1 and 3: The primary creation of the new building House 2 and the existing building House 2 makes it possible to maintain regular school operations throughout the entire construction period. In a 1st partial phase, the existing building House 1 should undergo the necessary (also due to the connection of the new building House 2) structural and organisational conversion measures and renovations. Reference is made here to the room book currently in preparation. A complete renovation of the building services and electrical systems as well as the creation of specialist teaching rooms is planned. Brand protection aspects, NGRS system aspects and further alarm systems must also be considered. Barrier-free accessibility will be ensured by the connection to the new building House 2. In the 2nd partial phase, similar measures are to be carried out on the existing building House 3. Additionally, the creation of a 2nd escape route, barrier-free accessibility (lift) as well as barrier-free toilets, sufficient movement areas and appropriate door widths must be provided. The relevant legal requirements, in particular DIN 18040-1, will be observed. Following the preceding partial phases, the dismantling of the existing building House 2 and the creation of the outdoor sports and school garden facilities in the vicinity of the existing two-court hall will take place. The following construction times are planned for the planned measures: Renovation of House 1 – 16 months, Renovation of House 3 – 15 months, Demolition of House 2 – 4 months. Six months are planned for the renovation and extension of the outdoor sports facilities at the existing two-court hall. These works can be carried out independently of the other measures or in parallel with the demolition of House 2. This results in a total construction time of 35 months. The start of construction is planned for summer 2028. The current cost estimate for the target planning of the renovation of the school infrastructure shows a gross amount of approximately 6,636,400.00 €. Cost group 600 (Equipment) has been included in the cost estimate for the conversions in House 1 and 3. Cost group 700 (Construction ancillary costs) for the renovation of House 1 and House 3 has been shown as 20% of cost groups 200-400.
