The subject of the tender is the general planning services for the realisation of a new maintenance site for rail vehicles at the location of Wiener Neustadt. The project includes the construction of a maintenance hall with the necessary workshop, storage, office and social areas, as well as the adaptation and expansion of the associated track, infrastructure and outdoor facilities, including all necessary supply and disposal facilities. The general planner will assume all planning, coordination and control services from the design planning stage to the commissioning and handover of the project. This includes, in particular, design, submission and execution planning, the preparation of tendering and awarding documents, participation in tendering procedures, the coordination of all specialist planning, support in approval and authority procedures, as well as technical supervision during execution. The scope of services includes all the specialist disciplines required for project implementation, in particular architecture, structural design, building services, railway and track layout planning, transport facilities, open spaces, surveying, geotechnics, fire protection, building physics, environmental planning, BIM coordination, as well as cost, schedule and quality management. Planning services provided by the client's internal specialist departments are to be coordinated by the general planner in terms of interfaces, deadlines, qualities and planning statuses, and integrated into the overall planning as part of the general planning. The general planner must ensure the interdisciplinary coordination of all parties involved, bring together the planning results and guarantee a consistent and approval-ready overall planning. The planning must be carried out with special consideration of the requirements of the ongoing railway operation as well as the phased project implementation. The aim is to develop an economical, sustainable and future-proof overall solution that meets the operational, technical, functional and regulatory requirements and ensures the long-term operation of the maintenance site.
