The municipality of Gutach im Breisgau plans the new construction of two multi-family residential buildings with subsidised housing at Alexanderstraße 14 and 16. Due to the structural condition of the existing buildings, these are to be demolished and adapted to current requirements regarding floor plan quality, accessibility and living comfort. In advance, the office Schlager Architekten & Ingenieure, as well as the office Stiefvater, each prepared a feasibility study. These investigations formed the basis for the decision of the municipal council to initiate and pursue the project in the present form. At the same time, it is planned to consider the previous planning approaches in the further procedure not as finally determined, but as a basis for an in-depth examination. In the further planning process, a variant study by the future project planner is therefore planned within the scope of the performance phase 2. The aim is an open-ended approach to determine the best possible development, taking into account the highest possible and economically sensible use of the site while ensuring the requirements for subsidised housing (L-Bank funding programme: Mietwohnungsfinanzierung BW), particularly with regard to accessibility, apartment layouts and development quality. In addition, an underground garage, cellar rooms and technical ancillary areas are planned. The energy standard of the buildings is to be examined in the further planning process and determined within the framework of the preliminary planning. The implementation of the project will be carried out in two construction phases. First, one of the two buildings will be newly constructed. After its completion, the tenants currently housed in the existing building will move into the new building, so that subsequently the second existing building can be demolished and the second construction phase realised. Based on the determined project construction costs, the fee calculation was prepared. As further planning bases, a schedule framework and a geotechnical report are available. These will be made available together with the feasibility study and the preliminary planning as annexes to the present documents. The aim of the project is the sustainable creation of affordable, accessible housing for broad sections of the population and an efficient use of the available areas, taking into account economic and funding-related framework conditions.
