The Birkeparken, Section 6, was constructed in 1968-70 as a multi-story building with two and three floors. The section is laid out as three L-shaped blocks with green areas and parking in between. Access to the apartments is via shared stairwells, from which there is also access to the basement areas. There is access via open walkways to Birkerød Parkvej. All apartments facing the green garden side have access to a small balcony. The building consists of 3 blocks with a range of different apartment types. Block 1 mainly consists of smaller apartments with 1-2 rooms, while blocks 2 and 3 have larger apartments with 3 and 4 rooms respectively. There are a total of 183 dwellings in the 3 residential blocks. The building is located on the following cadastral plots: cad. 128f, 128k, 1hi, 1hh, 1hl (1hm).

The Task

The task involves the renovation of 3 residential blocks.

Roof Work: The existing roof covering is replaced with new corrugated fiber cement sheets. In this connection, the existing rafter construction is renewed, and the roof space and insulation are renovated for asbestos. The renovation requires that the building be totally covered, and that work is carried out according to the “tent-in-tent” principle. In conjunction with the new covering, the roof is re-insulated, and new roof edges are fitted. In the roof space, a new extraction system is established, which necessitates new access hatches in the stairwells.

Windows, doors and ventilation: As part of the new ventilation project, windows in the roof, basement, ground floor and on the 1st floor are replaced with new wooden/aluminium elements. The new windows function as “ventilation windows” in conjunction with the system. At the same time, all main doors are replaced. In the basement, crawl spaces are re-insulated, and new access conditions are established.

Facades and gables: Existing facades are improved for general masonry damage, and lintels above windows and doors are replaced. Gable walls are re-insulated according to two principles: partly by dismantling the outer wall in favour of new insulation and cladding, and partly by blowing in new insulation. All facades are re-plastered after removal of existing joints. Balconies and walkways: The existing balcony parapets are removed to make way for new, pre-fabricated steel balconies. In this connection, some window openings are enlarged. As the concrete on the walkways has been affected by wind and weather, these are protected in the future by glazing the entire walkway. Ground and sewer: Separate sewerage for rainwater is established throughout the building, and existing sewers are repaired. After the excavation work, the ground is re-established, existing steps are relocated, and new surfacing is carried out. The project is carried out in phases. The residents in the building will remain living there throughout the execution and should be disturbed as little as possible.
