Description

The KVSW plans to implement the structural measures for the functional reorganisation of the wards A, B and treatment building C as part of the medical concept 2030. The new structure aims to create high-quality patient care and optimal working conditions for the employees. The goal is to ensure an efficient operational organisation for the future through architectural redesign. The type of planned construction measures are characterised by very different levels of performance in the planning phases and can be clearly defined. The following relevant construction sections are to be mentioned in detail: 1. Ward A across all floors 2. Ward B across all floors 3. Treatment building C The measures necessary for the structural implementation of the medical concept 2030 have been transferred into a rough schedule and backed up with a rough cost estimate as part of a preliminary study. Basis of the fee proposal Planning services according to § 34 HOAI Building and interior design For the 3 construction sections, a phase-by-phase and component-by-component commissioning is planned as follows: 1. LPH 1 - 3 2. LPH 4 3. LPH 5 - 7 4. LPH 8 1. Ward A, 1st - 3rd floor 1st floor conversion for use as geriatric rehabilitation 2nd floor conversion for use as short-term care 3rd floor conversion for use as inpatient basic care In the 1st to 3rd floor, 2 patient rooms in the existing structure always have a shared toilet on the corridor and shared showers. The layouts of the patient rooms should be converted so that each patient room has its own complete wet cell. Furthermore, the nursing stations in the central section must be structurally adapted to the new use. At the same time as the construction measures, the drinking water supply in Ward A from the 1st basement to the 3rd floor is to be rebuilt. All sanitary pipes and sanitary facilities are to be replaced due to their age and condition. The building services planning is part of a separate tender. Any structural engineering services will be procured via an existing framework agreement. An extensive report on the investigation of the building substance for pollutants for the building is available. The interface coordination is carried out by the client. The site access is via the courtyard on the 1st basement and the staircase. Parking spaces for cars are available to a limited extent in the courtyard. The construction work will take place during ongoing operations. The operation of the remaining facilities in the IGZ must not be impaired. The use of the lifts is permitted, but patients or staff always have priority. The existing fire compartments will be affected in such a way that all media running through ceilings or walls must be insulated and compartmentalised accordingly. The floors or stations must be separated from the ongoing operation by setting up full-height dustproof partitions or dust protection walls. 2. Ward B across all floors Ground floor accommodation of MVZs and emergency care in the existing spatial structure 1st floor conversion for use as geriatric rehabilitation 2nd floor conversion for use as short-term care 3rd floor Station 3.3 palliative medicine In the ground floor, various MVZs, the emergency care and the midwifery practice are established in the existing examination rooms; no planning services are necessary. In the 1st floor, the existing functions AOP, laboratory and ITS are closed or decommissioned. The layouts must then be adapted to the requirements of geriatric rehabilitation. i.e. as described in component A, integration of the external sanitary areas into the patient rooms. In the 2nd floor, the layouts of the wet cells are already purposefully created. There, only the complete sanitary pipes and sanitary facilities in the existing structure need to be changed. For the remaining rooms, only a brush renovation is necessary. In the 3rd floor, this affects Station 3.3; there, as described in component A, the wet cells must be newly created. On Station 3.4, only minor measures in the existing structure are necessary. 3. Component C all floors No architectural services of the building design are planned. Decommissioning of the existing drinking water pipes. Since the further use is still vacant, construction-accompanying planning takes place, which is commissioned as required. However, all sanitary pipes and sanitary facilities must also be replaced here for a further use according to the planning perspective. 4. Costs Estimated costs of individual measures: The rough cost estimate for the implementation of the overall measures concludes with a sum of around 11.9 million € gross for cost groups 300 and 400. In detail with the following breakdown: CG 300 CG 400 Component A 8,600,000 € 1,400,000 € Component B 1,200,000 € 730,000 € Component C 0 40,000 € The rough cost estimate was made with an accuracy of +/- 25%.
