Description

Subject of these services: Appointment of designer for campus De Witte Mol. De Witte Mol took into use in 1999 4 two-family homes (a total of 8 living groups with 8 bedrooms each) for the accommodation of about 70 care users, all with a high support need. The buildings are currently insufficiently adapted and future-proof to live in for much longer. In 2004, a studio project was built for 10 people with an acquired disability (NAH). Their care needs have since increased significantly, making this (then innovative) housing form no longer very suitable. Moreover, the location of the various buildings relative to each other is not ideal to promote good cooperation between the different living groups. Given the staff shortage, it is useful to link homes to each other and possibly share functions, so that staff can flexibly step in in the different living groups. The buildings would ideally be grouped per team (several matching living groups). A few years ago, a project team already thoroughly thought about this. Their recommendations now need to be implemented in practice. Specifically, a structural plan for the entire campus of care centre De Witte Mol needs to be drawn up, where the current two-family homes are replaced in phases by new buildings that meet the current standards of VIPA and taking into account the guidelines of the department of Nature and Forest (see principle map as attachment). At present, we think that 3 buildings (or building groups) need to be provided, of which only phase 1 (glasparel) has been approved by the governing body for realisation. The realisation of the other 2 buildings (phase 2 and 3) is uncertain and must therefore be able to evolve over time in view of progressing insights and/or changes in the care landscape. Given the limited possibility of additional deforestation, phase 1 should preferably be provided on the site of the current living groups. To make this possible, a two-family home has already been renovated (where our behaviour groups used to live - they have already moved to an adapted building). This will serve as a temporary home during the various construction works. Specifically, the construction team "glasparel" has been started to map out all the needs: 1/ phase 1: team glasparel - for target group seriously mentally disabled with severe medical care needs and ageing care users. Here, 18 care users will live. There must be sufficient space for aids and materials. There will also be a couple of guest rooms provided and space for 4 care users in day care. VIPA will be applied for this project. In terms of m², we are thinking of 45 m² for living and collective care support for 18 care users. The guest rooms will be around 20 m² (incl. sanitary). For day care, at least 15 m² per user must be provided. In addition, we estimate about 35% of this area for corridors, storage and other non-care rooms. The design assignment of this building is part of the assignment. 2/ phase 2: team arenah - for target group NAH on site. This part of the project has (not yet) been approved by the governing body and must be able to evolve over time in view of the care landscape. The design assignment of this building is not part of the assignment. 3/ phase 3: team zandpoort - for target group seriously mentally disabled with a need for activation in balance with rest. This part of the project has (not yet) been approved by the governing body and must be able to evolve over time in view of the care landscape. The design assignment of this building is not part of the assignment. This assignment includes: - drawing up the spatial structural plan for the entire campus. For drawing up the spatial structural plan, a base price is submitted, and a price is given per requested revision (maximum 3 revisions). - the full design assignment for the realisation of the first building (team glasparel)
