The municipality of Arzbach is awarding the planning services for the renovation and extension as well as the energy-efficient refurbishment of the Arzbach Kindertagesstätte, Kirchstraße 21, 56337 Arzbach. The existing KiTa building was constructed in 1994 and is in a structurally good condition for its age, but it has significant physical and energy-related deficiencies. It has three adjacent group rooms of approximately 45 m² each with associated sanitary facilities, two functional rooms, a multi-purpose room, and staff and ancillary rooms along a central multifunctional corridor. The well-structured layout is future-proof and offers good expansion possibilities at the open ends of the corridor. No increase in capacity is planned; the facility will remain designed for a maximum of 65 children. Since the existing KiTa neither has a canteen nor a sleeping area and lacks additional ancillary rooms, a spatial enlargement is necessary even without an increase in capacity. The feasibility study obtained in advance assumes a required extension of around 175 m² of gross floor area, combined with a restructuring of the existing building and an energy-efficient refurbishment of the existing building. The existing property is located in the area of a former Roman fort, which is classified as an archaeological monument. The registered joint building easement is to be lifted and the subdivision is to be newly carried out differently from the feasibility study; the changed subdivision is to be taken into account with regard to the distance areas, the development and the parking space proof. The planning should be carried out promptly. The contract is expected to be awarded in December 2026. The approval planning is to be prepared in good time so that the application for funding from the investment fund can be made by 13.08.2027. Construction is to begin in 2028 and be completed by mid/late 2029 at the latest. With regard to the description of the service, the contracting authority is based on the service profiles of the HOAI 2021. Further details are regulated by the contract.
