Denmark – Construction work – Rødovre Kommune - Borgerhuset. Udbudspakke 2: Komplettering

In connection with Rødovre Municipality's development of Gartnerbyen, Rødovre Municipality decided to build a civic house adjacent to Rødovre Town Hall (Borgerhuset). The construction of Borgerhuset was part of Rødovre Municipality's tender for building rights in Gartnerbyen, so the winning bidder will also be responsible for tendering and constructing Borgerhuset. Borgerhuset is envisioned as an open house that brings together Rødovre Municipality's administrations, so citizens will only need to go to one place when they need Rødovre Municipality, and that provides space for associations and other activities for citizens in Rødovre. Borgerhuset will form the framework for a unique workplace and a barrier-free meeting place that protects both large and small communities. A. Enggaard A/S (hereafter the contractor) was awarded building rights and the right to tender and construct Borgerhuset following the tender, which will then be handed over to Rødovre Municipality. Rødovre Municipality has delegated its obligations to comply with applicable tendering rules to A. Enggaard A/S in connection with the tendering and conclusion of contracts relating to the construction of Borgerhuset. The task is divided and tendered in 5 tender packages with specialist contractors. This tender includes the tendering of specialist contractors in Tender Package 2: Completion. The tender is divided into the following specialist contractors:

Painting Contractor: The painting contract includes the supply and execution of all internal painting work, including the treatment of walls, ceilings, woodwork, and visible installations. The contract also includes dust binding of floors and final cleaning. The work is carried out in accordance with project requirements and applicable standards. There is an option for the supply and installation of pore concrete, as well as an option for final cleaning.

Carpentry/Joinery Contractor: The carpentry/joinery contract includes the supply and installation of internal and external building components in wood and light constructions, including wall and ceiling cladding, internal glazing, doors, ceilings, facade cladding, and various special joinery work. The contract includes coordination with other trades, as well as necessary planning and documentation. There is an option for the supply and installation of fire doors and internal joints.

Flooring Contractor: The flooring contract includes the construction of subfloors and the supply and installation of finished floor coverings, including concrete, screed, and floating screed layers, as well as coverings in epoxy, polyurethane, and linoleum. The work includes all necessary pre-treatments, constructions, and adjustments, as well as coordination with other contractors and installations.

Masonry/Tiling Contractor: The masonry/tiling contract includes the execution of internal and external masonry and tiling work, including light brick, skirting boards, plastered surfaces, and tile and brick cladding, including wet room protection. The contract also includes natural stone work and all necessary substructures and adjustments in accordance with project requirements. There is an option for the supply and installation of pore concrete.

Furniture Contractor: The furniture contract includes the supply and installation of fixed furniture, including kitchenettes, cabinets, wardrobes, washroom furniture, table tops, benches, and associated components. The contract includes coordination with installations and other trades, as well as necessary documentation. There is an option for the supply and installation of white goods.

Renovation of Existing Basement Contractor: The contract includes the renovation of the existing basement, including demolition, establishment of new floors, walls, and ceilings, as well as the installation of internal doors and subsequent painting. The work is carried out with consideration for existing and preservation-worthy conditions and requires close coordination with other contractors, including the establishment of connecting corridors and protection of existing installations.

Contract

A specialist contract is entered into for each specialist contractor based on a draft specialist contract, which is part of the tender material. As mentioned, the entire project – Borgerhuset – consists of 5 tender packages with associated specialist contractors. The contractor has divided the project into subcontracts and has assessed that further division of the project and the current tender package will result in increased risk for the contractor, as well as increased costs for project management, etc., which is why the contractor finds it not expedient to further divide the project.

Tender

The tender is carried out as a restricted tender in accordance with LBK no. 116 of 03/02/2025, Announcement of the Public Procurement Act with later amendments (the Public Procurement Act). The tender material applies to all the tendered specialist contractors in the tender package, unless otherwise stated. The contractor therefore reserves the right to cancel the current tender if the basis for the project changes or if one or more of the other tender packages do not result in the award of a contract/entry into a contract.

Language

All communication with the contractor in the tendering and execution phases must be in Danish, both in writing and verbally.
