Description

The contracting authority, the joint municipal enterprise AWA Wasser- und Abwasserbetriebe, plans to construct a new operations and administration building to centralise key work areas and modernise operational processes. The aim of the project is to create a functional, economical and sustainable building that will meet the operational requirements of the AWA in the long term.

The building will have a mixed use and will include workshop and garage areas, storage and technical rooms, offices and meeting rooms, a conference hall, and two operational apartments. The feasibility study (MBS) serves as the basis.

The top project objectives are high cost-effectiveness, adherence to deadlines and a robust, natural construction method that largely uses mineral or natural building materials. The planning must take into account the possibility of later infill development and provide for the potential future conversion of certain areas (e.g. conversion of operational apartments into offices).

The ELT planning includes the plant groups 4, 5, 6 and 8 according to HOAI §55. The task is the complete planning of the low and high voltage systems, the IT infrastructure, the server room, the lighting systems, and the safety-relevant systems (fire alarm system, emergency lighting, communication, alarm and access control technology).

The photovoltaic system on the extensive roof areas is to be integrated and coordinated with the load-bearing structure and HVAC. The exterior lighting, pathway lighting and electrical infrastructure of the open spaces are an integral part of the planning.

Special requirements exist for the IT and network technology of the AWA; the corresponding interfaces are to be defined in close coordination with the user.
