The construction of a new high-availability data centre with office space in Markt Schwaben is planned on an area of 18,364 m², with a total usable area (NUF) of approximately 13,000 m². The subject of the contract is services for project management and BIM management. These services are provided for planning (General Planner) and construction (General Contractor) until completion of the project after the commissioning phase. The planning is carried out by a GP with the following scope of services: Building design: Buildings, outdoor facilities, civil engineering works, Specialist planning: Technical equipment (KG 410-480), Structural design of buildings and civil engineering works, Building physics: Building acoustics, room acoustics, thermal insulation and energy balancing, BIM management, Fire protection, Overarching special services, as well as quality assurance/accompaniment of the General Contractor. The General Planner assumes the performance phases 1-4 according to HOAI. It provides fundamental aspects of performance phase 5. Then the General Contractor starts with the execution planning and provides the performance phases 5 to 8. The data centre meets the availability class VK3 with redundant supply and further safety requirements and is to be commissioned in sections. In addition to the highest standards of energy efficiency and sustainability, a target value of ≤ 1.2 PUE and the verifiability of the Blue Angel are specified. The BIM methodology, BIM management by the PS, is used for the precise coordination of all parties involved, for the coordination of data and services and for the development of future-proof solutions. The building is subject to the BSI protection requirement "high". Special requirements take into account sensitivity to vibrations, flood-resistant construction, and protection against external influences such as blast or impact loads. The cost ceiling for the construction project is 240,000,000 Euro gross. The costs mentioned include cost groups 200 to 600 according to DIN 276-1:2018-12. With the new construction, the Free State of Bavaria is strengthening its digital infrastructure and setting standards in terms of security, sustainability and technological innovation.
