The Studierendenwerk Bonn AöR intends to comprehensively renovate the student residence "Römerlager" at Am Jesuitenhof 1 - 3 in Bonn. The student residence consists of approximately 600 apartments distributed across 9 interconnected buildings. The total area is approximately 16,800 sqm of net usable floor area plus a parking deck with 170 car parking spaces (Building 5). The renovation is to be carried out in several, but at least 2 construction phases. The operation of the buildings not under renovation is to be maintained through temporary technical installations. The building envelope was already energetically renovated in 2011, so the upcoming renovation primarily concerns the technical equipment (a complete renewal is to be expected) and the associated interior fittings. The layout of the residential units/apartments is to be retained, and no changes in use are planned. It is possibly intended to provide the wet cells of the apartments as prefabricated elements. There is no large kitchen or laundry room in the buildings; only pantry kitchens in the apartments and laundry rooms with household washing machines are to be provided. The measures are to be planned so that no building permit is required. So far, 2 construction phases have been formed in the previous preliminary investigation. To prevent too many residential units from being unavailable at the same time, it is in the interest of the contracting authority to form a larger number of construction phases. This is to be done in coordination with and on the recommendation of the commissioned planner. The start of the construction work depends on the completion of other construction projects of the Studierendenwerk. At present, it is assumed that the first building(parts) will be vacated in 2028, so that the construction work can then begin. Completion is currently planned for no later than 2038. An initial cost estimate has resulted in total costs (cost groups 300 - 700) of approximately 46.5 million euros (gross) (cost status May 2025). Of this, approximately 9.6 million euros (gross) fall to cost group 300; cost group 400: approximately 22.7 million euros (gross); cost group 600: approximately 3.5 million euros (gross). The aforementioned costs include the costs for dismantling and the necessary temporary installations.
