The FiDT GmbH plans to renovate and extend the former barracks building, Building 8, for the Technology and Start-up Centre Kassel. The Fördergesellschaft für innovative Dienstleistungen und Techniken mbH (FiDT), in which the City of Kassel is also the majority shareholder, rents and manages several office buildings at the Ludwig-Erhard-Straße site in Kassel. The target group for the rental concept are start-ups and technically oriented young companies. The office spaces can be rented individually, floor by floor or as conference rooms. Many companies, which originally started as start-ups, have remained at this location as tenants. In addition, well-known large companies have their Kassel branches here. For Building No. 8, as a first step in the prospective further development of the entire site, a renovation project with an extension by adding a full and a stepped storey, based on the feasibility study of 2024, is planned. In addition to the extension of the rental area by approx. 2,000 sqm GFA, the project includes the functional optimisation of the existing rental areas, the technical renovation and the comprehensive renovation and upgrading of the common areas, including the WC facilities, and the outdoor areas. Furthermore, the comprehensive renovation and new concept of the existing canteen and the attached commercial kitchen are planned. Prior to this invitation to tender, a feasibility study was carried out. The results can be found in the award documents G (plans and information documents). The decision on the awarding strategy (e.g. awarding by lots, bundling of trades or general contractor or general contractor models) has not yet been made at the time of this notice. The client expects the contractor to examine and take into account alternative implementation models, in particular modular construction methods, in order to accelerate the extension measure. The total scope of all necessary planning services comprises, in accordance with the HOAI, the performance phases 1-9 and the following performance images: • General planning • Building planning, see § 34 HOAI • Structural design, see § 51 HOAI • Building services (ALG 1 – 8), see § 55 HOAI • Thermal building physics, see Appendix 1 to the HOAI, No. 1.2 • Sound insulation and room acoustics, see Appendix 1 to the HOAI, No. 1.2 • Fire protection according to AHO brochure No. 17 • Landscape planning, see § 39 HOAI The milestones for the implementation of the project are planned as follows: - Start of services: August 2026 immediately after completion of the procedure - Completion of performance phase 2: mid-November 2026 - Completion of performance phase 3: beginning of 1st Q 2027 - Submission of building application: mid-1st Q 2027 - Construction preparation: 3rd quarter 2027 - Start of construction: 4th quarter 2027 - Completion of extension: end of 2nd quarter 2028 - Completion of the overall project: end of 3rd quarter 2028 The costs of the project (cost groups 300-500) are estimated at approx. 7.62 million € net and are broken down as follows: - Cost group 300 approx. 5.73 million € - Cost group 400 approx. 1.74 million € - Cost group 500 approx. 150,000 € With the conclusion of the contract, the general planner will initially be commissioned with performance phases 1 and 2. The client reserves the right to commission the contractor with further performance phases in accordance with the contract, in whole or in part, by means of a performance call-off. There is no legal entitlement to the call-off of further performance phases.
