Germany – Architectural services for buildings – Sanierung und Erweiterung Grundschule + Sporthalle Waffenbrunn – Leistungen der Objektplanung Gebäude und Innenräume gemäß §§ 33 ff. HOAI // LPH 1-9

The municipality of Waffenbrunn has decided to comprehensively renovate and future-proof the primary school at the Waffenbrunn site. In addition, the school is to be upgraded and expanded to meet the requirements of full-day care and to meet demand. Furthermore, the renovation of the existing sports hall is planned. The necessary renovation and expansion measures are to be carried out during ongoing school operations. Suitable construction sections as well as interim and relocation concepts are to be provided if necessary. The school building with administrative wing in Waffenbrunn was built in 1950 and expanded with an entrance area in 1980. In 2010, the school building was generally renovated, with the exception of the administrative wing. The adjacent sports hall was built in 1980 and is part of the services subject to this contract. The school building, including the administrative wing, was built in solid construction. The facade and the roof are insufficiently or not insulated at all. Whether there are harmful substances cannot be conclusively answered at this point in time. The technical building equipment is outdated and requires a general overhaul. In addition to fire protection deficiencies, deficiencies in terms of accessibility were also identified in the feasibility study. In this context, the retrofitting of a lift is planned. The school will presumably be supplied via a district heating network from the local woodchip plant. In addition to the renovation of the existing building, expansion measures to cover the future space and area requirements, particularly with regard to the full-day care requirement, are planned. Furthermore, the existing sports hall is to be comprehensively renovated and adapted to the current technical, energy and functional requirements. The milestones for the implementation of the project provide for: - Start of services: Jan 2027 - Start of construction: March 2028 - Completion: Oct 2029. Currently, total costs (excluding indexation for the execution period) of approximately 8.54 million € gross (cost group 200-700, DIN 276) are expected, and are divided as follows: - Cost group 200 approx. 20,000 € - Cost group 300 approx. 4,940,000 € - Cost group 400 approx. 1,647,125 € - Cost group 500 approx. 380,000 € - Cost group 600 approx. 126,000 €. It is intended to award the following services with this tender: Building and interior design - Phases 1 to 9 according to §§ 33 ff. HOAI. The services will be awarded in stages. Initially, in the 1st award stage, phase 1-2 according to § 33 HOAI will be awarded. Phases 3-9 will be called up in stages. There is no legal entitlement to a full award.
