Description

The subject of the contract is the provision of services for building and interior design planning in accordance with §§ 33 ff HOAI 2021, LPH 3-9 with phased commissioning. Various special services may also be commissioned if necessary.------The Klinikverbund Allgäu gGmbH plans to construct the new building "Construction Section 1 Northwest Extension" at the Klinik Immenstadt site.------Klinik Immenstadt is a hospital of the Klinikverbund Allgäu.------At the Immenstadt site, the Klinikverbund Allgäu gGmbH has an additional space requirement due to the bed increase to 230 beds, decided by the Bavarian State Ministry for Health, Prevention and Care in May 2026, and the creation of currently missing ancillary rooms. The construction project is designated as "Construction Section 1 Northwest Extension". ------The new building, with an approximate usable area of 3,921 m² according to the target plan, comprises four storeys with: - Basement: Technology, changing rooms - Ground floor: Doctor's offices, U+B rooms, chaplaincy, social services, quiet room - 1st floor: High care ward - 2nd floor: Doctor's offices, administration, meeting rooms, archive - 3rd floor: Nursing station, optional services. The roof area is planned for a technical centre (e.g. ventilation centre) and a PV system. ------Demolition work, utility adaptations and pipe laying in the construction area or the adjacent pavement are also required for site clearance. The client is currently obtaining up-to-date utility plans. ------The implementation of site clearance, demolition of the chapel, construction of the new building, renovation of the existing structure and creation of the necessary connections to the building complex will take place in several construction phases. ------Relocation of the oxygen tank is necessary; the northern area of the property in front of the access road to the GZI car park is favoured as the new location. ------The excavation base will be below the average groundwater level; therefore, according to current findings, sheet piling will be required for the construction pit, which will be integrated into the Seeton layers. ------A building ground expert will be commissioned shortly for the further planning steps of the structural design. ------In addition to the new building, a renovation of the existing structure in the form of an extension of the Central Emergency Department (creation of monitoring beds, previously: changing rooms) in the basement is planned (see attached plan). During the construction period, access to the Central Emergency Department must be possible without restriction. ------The enclosed room and function programme has been approved by the Bavarian State Ministry for Health, Prevention and Care. Funding will be applied for in accordance with Art. 11 BayKrG. The funding conditions (e.g. scheduling, procurement requirements, requirements for funding application documents) must be strictly observed during project implementation.------The specialist disciplines commissioned in June 2026 for the preparation of the funding application are considered to be pre-qualified bidders. The existing planning documents will be made available to all participants with the tender documents (see 5.1.11) to bring all bidders to the same level of information. ------Timeline: The award negotiations are scheduled to take place at the end of October 2026. The award of the contract and the immediate subsequent project start is planned for the end of 2026 / beginning of 2027. The construction of the new building is planned for Q3/2028 to Q4/2030.------Note: The project meetings will be held in German.
