Description

The city of Bad Vilbel intends to construct 20 residential units. A preliminary planning approved by the Magistrate in 2024 for the new construction (building design LPH 1-2) is included in the tender documents. This serves as the basis for further planning and is to be used for implementation. The preliminary planning classifies the building as building class 4. The four-story building is planned as a modular construction. Steel container construction is explicitly not desired. The new building is to be constructed as a partially or prefabricated timber/ timber-hybrid construction, such as a timber frame construction, on a massive partial basement by a general contractor (GU). The execution planning is thus half with the GU. In this context, reference is made to the requirements from the MHolzBauRL (model guideline on fire protection requirements for components and external wall claddings in timber construction) for building class 4. The aim is to achieve a sustainable construction method from the top of the basement, to shift the construction site traffic to pre-production, in order to keep the on-site construction work and traffic and impairments due to the construction site on the environment as low as possible. Funding has been applied for the new construction. The conditions for obtaining the funding must be complied with and a corresponding proof of use must be created upon completion, which corresponds to the funding guidelines. +++ The services of structural design according to §§ 49 ff. HOAI, LPH 1-6 as well as special services are to be awarded. +++ Construction costs of approximately 5.3 million € net are expected for cost groups 200-700. Of this, approximately 3.0 million € net is allocated to cost group 300.
