The subject of the procurement is consolidated planning services (general planning services) for the comprehensive renovation of the German Patent and Trade Mark Office in Zweibrückenstraße, Munich. The general planning services include building design, technical equipment design (system groups 1-8), structural design, and building physics (thermal insulation and energy balancing, building acoustics, room acoustics). The aim of the comprehensive renovation is to bring the building up to a current standard in its entirety. The BIM method will be used in the measure. The property consists of two main buildings, a high-rise and an atrium building, which are connected by a link building. Adjacent to the high-rise is the Forum, the former display hall. The buildings were erected at the end of the 1950s by Franz Hart and Helmuth Winkler and are listed as monuments. The gross floor area of the buildings to be renovated is 71,050 m². The cost ceiling for the construction measure is 181,000,000 Euro gross. The costs mentioned include cost groups 200 to 600 according to DIN 276-1:2018-12. The measure will be accompanied by a project manager and BIM manager as well as a BNB coordinator. Further planning, consulting and testing services will be procured as required. The tendering procedures are already running in part in parallel with this procedure. The construction work is to be tendered and processed trade by trade. It is intended to start the performance of the services immediately after the order is placed. The submission of the Initial Project Documentation (IPU) is planned for August 2027. The handover of the completed construction measure to the user is scheduled for December 2036. The task is described in more detail in the task description.
