**Subject and description of the contract**
On the UFO campus, the main building of Rectoraat 1 is being thoroughly energetically renovated. The main offices of the Central Administration of Ghent University and the Rectoraat are housed there and will largely return after the renovation.

Level -2 (level 080): BVO=664 m² EAE heritage work NoodperC
The renovation has a total net area of approximately 4,328 m² spread over four above-ground and two below-ground levels. The highest level (level 140) of the current building will be demolished and not replaced. This level would not be original. The site where the works are planned is located in Sint-Pietersnieuwstraat, adjacent to the eventcenter 404, also known as ‘de Vooruit’. To the east, the site is bordered by an open zone at the Muinkschelde. To the south lie, among others, the UFO building of Ghent University, as well as other buildings managed by Ghent University. As part of ‘Transitie Universiteit Gent’, the management has decided to carry out this project according to the BEN principles, almost energy-neutral construction. The renovation process of Rectoraat 1 includes a series of targeted measures to transform the building into a sustainable and future-proof whole. The focus is on multiple aspects, ranging from insulation and facade finishing to the use of sustainable energy sources and smart technologies. The existing building remains the starting point of the project. The existing generous ceiling height on each floor and the grid of columns and beams offer the possibility for flexible filling and layout, so that only limited structural adjustments are necessary. This results globally in a renovation approach that includes the complete dismantling of the interior of the building down to its structure. As a result, the existing trough vaults will come back into view. The facades will be fully insulated with insulation on the outside and provided with new masonry with white exterior plaster and new aluminium exterior joinery. The current lift shafts and non-compliant staircase in the main building on the quay side will be demolished. In the elbow of the corridors of the main building and the reception building, a new lift and staircase shaft is provided that serves all building levels. The large staircase with historical value will be preserved. To bring daylight into the core of the building, a spacious patio is provided, with the restored chimney as the focal point. This atrium forms an acoustic buffer with ‘de Vooruit’. The freed-up partition wall will be renovated according to the imposed principles of Heritage and Monument Care. Furthermore, it has been strategically chosen to mainly provide office-supporting functions, such as meeting and cockpit spaces, sanitary, cleaning and data storage, along this acoustically insulated partition wall. Most of the rainwater from the roofs of Rectoraat 1 will be collected in new rainwater wells on the quay side. Reuse of rainwater will be used for toilet flushing. On the flat roof of the building, the technical installations and the PV installation are provided. To the extent possible, a number of circular considerations are taken into account, such as: - The recovery of facade plinths and doorsteps in blue hardstone. - The recovery of cement tiles and faiences. - The recovery of steel entrance doors… - The marketing of sanitary appliances, interior doors… The contract includes both the demolition and dismantling works, ground and sewer works, rough construction works, roof works, exterior joinery, finishing, landscaping, HVAC installation, electrical installations, fire detection, data cabling, sanitary installations and water purification installations. The tenderer must take into account that the space for work organisation will be limited. The tenderer is responsible for the complete coordination within his contract and must take into account the works of this separate contract and any other simultaneous contracts. The tenderer must act as the principal contractor and is responsible for the general site planning and the practical coordination of all works carried out on the site, including the works carried out by the contractors directly appointed by the client. These are, - Lift installation work by a directly appointed contractor - High voltage work (demolition and reconstruction of HScabine) by a directly appointed or internal contractor - High voltage work by Fluvius These last two described works will take place during the first 6 months of the principal contractorship and shortly after the building has been made wind- and watertight. This coordination includes, among other things: - Drawing up and maintaining an overall site planning; - Determining the sequence and timing of the various works; - Coordinating the work to avoid hindrance and conflicts; - Organising the necessary consultation moments on the site. Furthermore, there are other parties that will carry out (small) works for Ghent University and that must be given access to the site. These include, among others, the following contracts for the account of Ghent University (non-exhaustive): - Work temporary power supply to the bike building and Rectoraat 2 from Technicum. The fi...
