Germany – Construction work for houses – Kurz GÜ Generalübernehmerleistungen BV Zum Hechtgraben 1

The HOWOGE Wohnungsbaugesellschaft mbH (HOWOGE) plans to convert and energetically renovate a former administrative building into a residential building with additional commercial units on the ground floor at Zum Hechtgraben 1, 13051 Berlin-Lichtenberg OT Hohenschönhausen. The building was originally constructed as a retirement home, later used as an administrative building, and is currently vacant. It is a building in reinforced concrete frame construction (Bautyp SKBM 72). It will undergo partial gutting and decontamination prior to the renovation, and the reinforced concrete balconies will be demolished – separately awarded services. The existing load-bearing structure will remain essentially unchanged and will be supplemented by necessary structural, technical, and fire protection measures – as part of the GÜ services. Non-load-bearing wooden panel elements in fire-resistant construction (F30-B) will be used on the outer longitudinal walls (external cladding with cement-bonded building boards or equivalent, non-combustible insulation, airtightness layer/ vapour barrier according to the physical building concept, internal cladding made of wood-based panel and gypsum fibre/gypsum board). A total of 91 rental apartments and 2 commercial units are to be created. The service includes the turnkey and ready-to-occupy completion of the construction project, including the necessary planning, coordination, proof, construction, and documentation services based on the functional service description and the further planning documents (first part of the tender documents, which will later be handed over to the selected bidders). The performance phases 1-4 as well as 5 (here only FLB with lead details) were provided by a general planner. The building permit is expected to be granted during the tendering process.
