Description
The urban planning of the large district town of Leutkirch im Allgäu envisages the relocation of the existing Bauhof from Brühlstraße to the industrial estate at Unterer Auenweg south of the sewage treatment plant. Relocation of the Bauhof is necessary to free up the site for the construction of a new fire station. The Bauhof is a component of the public infrastructure of the town of Leutkirch. The aim of the new build is to create a functional, economical and future-proof site that will meet the requirements of municipal task fulfilment on a sustainable basis. The town of Leutkirch will carry out the design planning up to and including the approval planning in LPH 4. The site is bounded to the east by the access road - Unterer Auenweg - and to the west by the Eschach. The topography slopes from east to west, so that parts of the area lie in the HQ-Extreme floodplain. For economic reasons, the site will not be raised above HQ-Extreme. In the event of flooding, important access roads to the Bauhof would also be affected and it would thus no longer be accessible. A ground level of 644.50 m above NHN is currently being targeted. A 10m wide protective zone will be formed towards the Eschach. The building plot does not show any suspected area for the field of archaeology. In December 2025, the first boreholes for a soil report were carried out on the future site. These have been evaluated and will be incorporated into the further planning. The soil report will be made available in the 2nd phase. In addition, a nature conservation report with impact assessment has been prepared, this will be made available in the 2nd phase. A functionally structured building complex in hybrid timber construction is planned: - base, floor slabs and heavily stressed components in concrete - timber frame construction, depending on use as insulated building envelope or as open cold hall - load-bearing and stiffening outer and inner walls as large-format, prefabricated timber elements. The GFA (R) is approx. 6,100m², GFA (S) approx. 2,200m² for canopies. For the services of structural design according to §§ 49, 51 HOAI LPH 1-6 incl. site supervision, a suitable engineering office with experience in timber or hybrid timber construction is sought.
