Facility management (FM) services for technical building management (TGM) for properties centrally managed by BIM GmbH in the Police segment are being tendered in two lots. The portfolio comprises 34 economic units of the Berlin Police Directorate 3 and Directorate 5. The contractor is to provide certain management services for the comprehensive, cross-functional and technical operation of the properties. These are fundamentally divided into the operation in facility management (e.g. property management, documentation and reporting, IT-supported services, defect claims management/guarantee tracking) and the services of technical building management (e.g. operation/property operation, maintenance, tree inspection, energy management and operational services). The subject of the management is 34 economic units with a total of approximately 342,000 m² of gross floor area (rounded, excluding optional properties), which have been divided into two lots according to directorates. This is a very heterogeneous and demanding property portfolio in terms of use types and intensities, size, location, accessibility and, in particular, equipment. Within the properties, there are sometimes several individual buildings and building complexes in different structural and technical conditions. The properties are characterised, in particular, by the different structural and technical conditions and states of the respective individual buildings or building complexes during ongoing management. The following lot structure is planned for the award of the services in question: • Lot 1 – Directorate 3: 16 properties, approx. 159,000 m² GFA (without options) • Lot 2 – Directorate 5: 18 properties, approx. 183,000 m² GFA (without options) In addition, the contracting authority has the option of additionally commissioning up to two further optional properties for both lots during the contract period. As part of its property management services, the contractor is responsible for ensuring that the obligations of the contractors of other infrastructural trades (winter services, cleaning, security services) are fulfilled within the scope of its control and management services. The contractor coordinates and controls, as the contact person and interface "property management" between the contracting authority and the user, the relevant technical and infrastructural services and is available to both the contracting authority and the contractors as the responsible contact person.
