Description

The city of Weinheim intends to replace the "Kita Waid" day-care centre on the property at Hammerweg 7 in 69469 Weinheim, plot no. 13113. The subject of the project is the construction of a two-group day-care centre including premises for the IG Waid. The reason for the new construction planning is significant structural defects in the existing building. The approximately 1,750 m² property is located on the eastern edge of an existing residential area. The property currently houses the existing day-care centre in a cellared building that was originally constructed as a school building. The available open spaces are predominantly used as outdoor play areas and are largely green. The property has a slight incline in the western direction. In addition, there is a significant height difference of almost 3 m in the northwest area of the property. The topographical conditions are to be taken into account, particularly in the arrangement of the building, the barrier-free development and the drainage of the property. A special condition of the project is the existing soil conditions. According to the results of the available exploratory soil investigation, the low-bearing, soft to partially fluid silt layers are unsuitable for a conventional shallow foundation. A deep foundation using pile systems is therefore recommended for the planned replacement building. As a technically and economically suitable foundation type, the soil investigation mentions ductile cast-in-place concrete piles with casing. The geotechnical conditions are to be taken into account in the further planning process and coordinated with the structural and drainage planning. A space programme coordinated with the parties involved is available for the development of the replacement building. In addition to the functional requirements for a modern two-group day-care centre and the integration of the IG Waid rooms, the necessary outdoor play areas and the required access and parking areas on the property must also be taken into account. The existing tree population is to be evaluated in the further planning process in terms of its conservation value and any necessary protective measures. In the course of a feasibility study, four planning variants were developed and examined and compared with each other in terms of their urban planning, functional, economic and technical feasibility. A single-storey replacement building with retention of the characteristic tree population was selected as the basis for further planning. The preferred variant provides for a single-storey replacement building in the eastern area of the property with a gross floor area of almost 1,000 m². A rectangular building structure with targeted building recesses and a thus loosened, pavilion-like building structure is planned. A key design objective is the extensive retention and integration of the existing characteristic tree population. The development of the property and the arrangement of the required parking spaces will be via Hammerweg. Due to the single-storey concept, the building can be organised completely barrier-free. During the construction period, an interim solution for the day-care centre will be required according to the current planning status, which is not part of the tender. The variant developed and preferred in the course of the feasibility study forms the basis for further planning. Further planning objectives are listed below: investigation of conventional and modular construction methods, Passive House orientation and prospective target of a plus-energy balance, regenerative energy supply, CO² footprint and ecological criteria, examination of roof use as additional play area. The cost estimate (as of 07/2026) amounts to 4,088,444.56 € gross and is broken down as follows: Lot 300: 2,950,537.50 € gross Lot 400: 1,137,907.07 € gross. The subject of this tender is the planning services for the technical equipment for plant groups 1-3 + 8 according to §§ 53ff. HOAI with the phases 1-9. Initially, a step-by-step commissioning will take place. In stage 1, phases 1-3 will initially be commissioned, in stage 2 phases 4-9. There is no legal entitlement to the overall commissioning. The following schedule is planned: - Planning start: May 2027 - Construction start: 3rd quarter 2028
