Germany – Architectural services for buildings – Generalplanungsleistungen für die Sanierung des Leibniz-Gymnasiums in Dormagen

The City of Dormagen intends to comprehensively and structurally renovate the school building at the Hackenbroich School Centre, which was constructed in 1972 and is jointly used by the Realschule and the Leibniz-Gymnasium. The Realschule is currently receiving a new building, which it will occupy at the beginning of the 2026/27 school year, and the existing building will be vacated. After the renovation, the school building will be used exclusively by the Leibniz-Gymnasium, which, however, does not require the currently existing areas in full. Therefore, depending on the planning concept, a partial demolition of the existing building stock is assumed. The existing building has extensive and significant deficiencies, particularly in the building envelope, heating systems, electrical systems, building automation and fire protection, as well as a building-age-typical contamination. As part of the structural, technical and energy-related renovation and upgrading measures, a change in the current learning space concept from a corridor school to a cluster school is to be implemented, taking into account the structural potentials and with the aim of no interventions in the load-bearing structure. During the renovation measures, no alternative spaces are available for the Leibniz-Gymnasium in the City of Dormagen. Therefore, an interim arrangement with a reduced requirements program will be necessary for the duration of the construction period. For the implementation of the measure, funding from the "Energetic Renovation of Municipal Buildings in the Rhine Revier" program, funding stream 2, is to be acquired. Therefore, for the fundable components of the measure, a completion of the construction by 31.12.2029 and the settlement with the funding agency by 31.03.2030 will be required. For the construction implementation, the commissioning of a general contractor on the basis of a functional performance description is intended. The present tender includes the award of general planning services for the aforementioned measures as well as an interim building. Specifically, the scope of services includes services in the areas of: • Building and interior design planning according to § 34 ff. HOAI (LPH 1-4, LPH 5-9 in parts for the intended GU award), • Structural design according to § 51 HOAI (LPH 1-4, LPH 5-6 in parts for the intended GU award), • Technical building equipment according to § 55 HOAI, all system groups (LPH 1-4, LPH 5-9 in parts for the intended GU award), • Specialised planning for building physics according to Annex 1 to § 3 Abs. 1 HOAI, thermal insulation and energy balance, building and room acoustics (LPH 1-4, LPH 5-6 in parts for the intended GU award), • Specialised fire protection planning according to AHO Heft 17 (LPH 1-4, 5-6 in parts for the intended GU award), • Specialised planning for hazardous substances according to AHO Heft 43 as well as • Specialised planning for DGNB auditor according to AHO Heft 33 for a targeted certification according to DGNB silver. The contract documents and the scope of services will be made available to the selected bidders with the invitation to submit an initial tender.
