The planning service comprises the technical equipment planning in accordance with §§ 53 ff. HOAI for the construction project "New Road Maintenance Depot Landshut" in the municipality 84051 Essenbach and, more specifically, the plant groups No. 1: Wastewater, water and gas systems, No. 2: Heating systems, No. 3: Ventilation systems, No. 7: Usage-specific systems and No. 8: Building automation. For the project, Building Information Modeling (BIM) is to be used in phases 1-3. The building planner for construction/architecture will handle the BIM coordination and BIM management for these phases. The planned area of plot No. 2006, with 36,062 m², is located in the area of the motorway junction A92 - B15n. The space requirement is essentially composed of approx. 840 m² for administration, approx. 1,300 m² for workshops, approx. 1,580 m² for garages, approx. 1,000 m² for grit storage and approx. 1,270 m² for storage rooms. In the outdoor area, a further approx. 3,700 m² is needed for parking, storage and functional areas. The various focus areas of the Road Maintenance Depot Landshut – administration, workshops, social area, garages and storage – require different building typological, functional, structural and building law requirements for the construction methods of the individual sub-areas. Depending on an economically and building-typologically sensible implementation, a timber or timber hybrid construction method and a climate-effective green building envelope are to be provided for the overall system or for sub-areas. Furthermore, the administration area is to be planned on the basis of the Passive House standard. On the planned site, a new depot is to be created as a replacement for the existing Road Maintenance Depot Landshut. This will essentially cover the existing functionalities of the old depot, supplemented by the requirements for more staff, and adapted to the current requirements for functionality, working environment, safety, sustainability, etc. A road maintenance depot for approx. 62 employees is to be built on the site, including the necessary areas for office and workshop use. Most of the employees are deployed in external and workshop services. In addition to the administrative structures, various workshops, e.g. metal and wood processing, must be implemented. A vehicle workshop and a wash hall with outdoor wash area are required for the maintenance of the numerous vehicles. These are accommodated in appropriate garages and covered shelters for vehicles and equipment. Important components of the new road maintenance depot, in addition to numerous storage areas inside and outside the buildings, are also a new salt storage hall with brine generator and a filling station.
