VTK Kiinteistöt Oy requests a time-schedule-based and lump-sum tender from you for the AV design services for Varia Hiekkaharju in accordance with this tender notice and its annexes. The procurement is carried out through an open procedure. The City of Vantaa has conducted a needs assessment and project plan for the subject. VTK Kiinteistöt Oy will procure and implement the design and construction of the project until completion. The contract type for the subject is a project management contract, noting that the designers are in a contractual relationship with VTK Kiinteistöt Oy for the entire duration of the project. Vantaan ammattiopisto Varia, Hiekkaharjun toimipiste is located at Tennistie 1, 01370 Vantaa. The renovation of Vantaan ammattiopisto Varian Hiekkaharjun premises is part of a broader development strategy for Varian's premises network. Currently, Varia provides vocational education in four locations: Hiekkaharju, Koivukylä, Myyrmäki and Aviapolis. In the future, educational activities will be centralized in three locations: Hiekkaharju, Vehkala and Tikkurilan osaamiskampus. VTK Kiinteistöt Oy owns all three properties and acts as the responsible party for project development and construction. After the renovation, the Hiekkaharju premises will have a total of 1,540 student places. The building complex of the project is approximately 23,500 m² in size and is used by the security sector, mechanical and production engineering, building services engineering, construction industry, cleaning and property services, surface treatment sector, and restaurant and catering sector. The Varia Hiekkaharju building complex consists of three parts: - The original old building (built in 1963), approximately 11,350 m². - The extensions (completed in 2006), approximately 12,150 m². - The new section to be built during the renovation, approximately 1,000 m². The original old section has extensive repair needs in places and the building is protected in the detailed plan with the designation SR 5. Extensive PTS repairs will be carried out for the extension, and for example, the building services systems will be updated to meet current needs. The aim is to enable the internal shared use of spaces in a way that supports functional cooperation and also increases the utilisation rate of the spaces in the evenings. The diverse space requirements of the vocational college's teaching areas and the shared use of spaces between the building's users also set requirements for the use objectives of the spaces. The content and scope of the project will be specified during the project. The AV designer is responsible for the design of the project's audiovisual systems from the general design phase to the implementation design, and will participate in the tasks related to construction, commissioning and warranty period. The tasks include refining the AV solutions according to the project plan, designing the local AV systems, preparing the necessary design documents, and integrating the AV systems with other design disciplines. The designer will prepare the bill of quantities and the drawings, diagrams, equipment lists and technical documents required for the implementation. The design covers the AV systems of the building's teaching, meeting, staff and shared spaces, the auditorium AV systems, and the building's public address system. The AV solutions for the canteen are designed so that the space is suitable for dining use as well as various presentation, celebration and meeting events. During the construction phase, the designer will participate in the refinement of the drawings, handling of equipment approvals, functional tests and acceptance procedures, and warranty inspections. The planned preliminary project schedule phases are presented below: - Project plan update and decision-making (5/2025–1/2026) - Procurement of designers (12/2025–6/2026) - General design (4/2026–1/2027) - Implementation design (2/2027–2/2029) - Procurement of contractor (6/2026–1/2027) - Preparation for construction (2/2027–4/2027) - Construction (5/2027–5/2029) - Furnishing and user modifications (6–8/2029) - Commissioning (8/2029). The project is planned to be based on a model. The general model requirements of YTV 2012 and the annexes supplementing YTV 2012 are followed in the design. The model-based design is coordinated by a separately selected model coordinator, who is responsible for refining the project's model guidance with the designers at the beginning of each project phase. The model of each project phase is stored in the project bank in ifc and native format. Composite models are stored in the project bank in *.SMC (solibri) format or another equivalent format. The conditions of KSE 2013 are followed in the work, with the exceptions stated in the tender notice and contract. The design documents are prepared in Finnish.
