The building of the "Alten Rathauses" is a corner building at the intersection of Pößnecker Straße and Lindenstraße. It is located in the city centre of Ranis and is situated in the designated redevelopment area of Altstadt and is a landmark. The building is no longer used as the seat of the municipal administration of Ranis and has been completely vacant since October 1996. To preserve the building and the existing urban structure with the historical spatial edges, the city of Ranis intends to convert the building for residential use (6 residential units) after renovation and conversion. The building is a corner building at the intersection of Pößnecker Straße and Lindenstraße. It is located in the city centre of Ranis and is situated in the designated redevelopment area of Altstadt and is a landmark. Due to its prominent location, the building is considered very attractive for use as an office or residential building. The building in its current condition cannot meet the quality required for today's usage requirements. Due to the existing structural substance and the previous use as an administrative building on all floors, the building part on Lindenstraße can still be used in its basic form, but requires a comprehensive renovation and modernisation. The free space created by the planned demolition of the side wing can be used to provide barrier-free access to the upper floors and the car parking spaces required for residential use on the property. The entire building complex is in urgent need of renovation. The building envelope as well as the interior of the building do not meet today's technical standards required for further effective use of the building. As part of the renovation measures, structural/constructive assessments and wood protection inspections by specialists are mandatory. Crystals on parts of the wooden structure indicate chemical contamination of the wood with wood preservatives.

The renovation of the building complex is to be carried out in several construction phases:

1. Construction phase: Demolition of the side wing

Renovation of windows and external doors

Upgrading of external walls according to EnEV, addition of balcony systems

Heating installation, completely new, according to energy concept

Electrical installation, completely new

Sanitary installation, completely new

Interior walls, refurbishment or new construction according to use

Interior doors, refurbishment of existing or replacement

Floors, refurbishment of parquet, renewal of all coverings

Ceilings, refurbishment of existing - new replacement ceilings

Painting and decorating, completely new

Renovation of external areas

2.3 Conversion measures regarding use (2. Construction phase)

Incorporation of 5 to 6 apartments (full storeys and attic)

each apartment with kitchen and bathroom, if possible balcony/terrace

at least 1 apartment with barrier-free layout according to DIN 18040-2 (possibly "barrier-free and unrestricted wheelchair-accessible apartment according to DIN 18040-2 'R'")

Allocation of storage room to each apartment, as there is no cellar use

Construction of a new staircase with lift shaft as barrier-free access to all floors

Creation of the car parking spaces required for residential use on the property (1 parking space/apartment)
