Description
The City of Waibstadt intends to expand and renovate the leisure center in "Alte Sinsheimer Straße". The original building was constructed around the turn of the century as a school with four classrooms. Later, in the 1950s, it was expanded and used as a sewing workshop for a clothing factory. Its current use as a leisure center, clubhouse, and library has been in place since the early 1980s, and this is when the building underwent its last major modernization. Heating is provided by a gas boiler with a rated output of 142 kW. The heat generator as well as the lighting including protections/distributions were renewed in the last ten to fifteen years. The as-built drawings and photographs of the existing structure are attached to the tender as Annex No. 12 "Existing Stock" and Annex No. 13 "As-Built Drawings Leisure Center". As part of the needs assessment, the City of Waibstadt has also obtained an initial concept for implementation (see Annexes No. 15.1 – No. 15.6 "Feasibility Study Plans") and a rough cost estimate (see Annex No. 11 "Cost Estimate by Trade"). The following project goal can be derived from this: Medium-term, it is planned to connect the building to the local district heating network, which already supplies the school complex. Due to the time since the last major renovation, the acute lack of space for local clubs, and the structural problems of both the sanitary wing and the retaining wall to the adjacent cemetery, the building is now to be renovated and expanded. As part of this, the courtyard will also be redesigned to make it usable for the clubs. During the construction measure, the sanitary wing and the retaining wall to the cemetery will be demolished. This will be replaced by a new wall, staggered over two levels, which will form the northwest boundary of the future courtyard. In place of the sanitary building, a two-story extension will be constructed. This will later house the new entrance area, and the library will be located on the ground floor. In addition, new sanitary facilities and a tea kitchen will be located here. In the old building, the staircase will be opened, while the old staircase will be retained to facilitate orientation to the upper floor. Due to the adaptation of the layout, a smaller club room will be created, while the existing rehearsal room will retain its size. On the upper floor, two new club rooms will be created by relocating the library to the ground floor. Another will be created by reorganizing the layout in the area of the staircase, where access to the upper floor of the extension will also be located. Two more club rooms, each with associated sanitary facilities, will be housed here. The larger of the two rooms will have a roof terrace and be accessible from the outside via a ramp. This will form the barrier-free access to the upper floor. In the basement, new storage rooms will be created by relocating the club rooms to the upper floors. Only cosmetic measures are necessary for this. Further planned measures are: • Façade insulation in the area of the 1950s extension • New wooden windows with triple glazing in the old building • Preparation of the heat supply via district heating • Installation of a PV system on the extension The construction work is scheduled to be carried out in the years 2026/2027, i.e. to be completed in 2027. After the complete award and naming of all those involved in the planning, a coordination meeting will be held in which the framework schedule will be checked and definitively set with the participation of all those involved in the planning with the aim of completing the construction in 2027. The then coordinated and released framework schedule will form the binding basis for further planning and execution. The project management will be handled by the client representative of the City of Waibstadt. The project planner will coordinate all the specialist planners required for the implementation of the project (if necessary). Interfaces may exist in particular with: - Structural engineering - Building physics - Restorative specialist planning - Expert opinions (wood preservation, hazardous substances, natural stone treatment, etc.)
