Description

The measure for the renovation of the parish church of St. Nikolaus Mühldorf can be divided into construction phases or work packages: Two/Three construction phases for exterior renovation:

- Structural renovation of the church building: roof structure & tower and gallery

- Plinth renovation according to historical model

- Façade renovation

Four/Five construction phases for interior renovation:

- Renewal of entire building services

- Restructuring of the choir area / new design of liturgical spaces

- Restoration of ceiling paintings

- Restoration of the room shell

- Renovation of historical fittings

For the first construction phases of renovating the roof, façade and plinth, the renovation measure in LPH 3 is completed. In these construction phases, after the GP is commissioned, the execution planning and realisation should begin promptly. However, for the interior renovation and drainage planning, it is necessary to revise the existing planning in the area of all building services. For this reason, the revision of the existing HU-Bau is necessary in parts in LPH 2/3. This cost calculation for the construction documents is to be divided according to KG and in accordance with the building liability agreement between state and church costs.

Renovation scope:

- Monument-compliant structural renovation of the historical wooden constructions, e.g. gallery and roof truss including new roof covering, new roof boarding and lathing, clearance of roof areas (Note: contamination of the wooden constructions and the entire roof space)

- Plumbing works incl. renewal of cornice sheet metal, sheet metal protection, overhaul of copper flat roofs, gutters and downpipes

- Restoration of the façade incl. plinth according to historical model, according to the sample axis of the façade from 1998 (southern nave) with dismantling of the ‘System Brannekämpern building, floor and sacred fittings (altars, etc.)

- Conservational measures and restoration of the room shell, ceiling and wall paintings, central dome etc.

- Restoration work on windows (glass and iron), adaptation of windows as motorised ventilation wings

- Sanitary engineering: renewal of sewer lines within the church and connection to the existing sewer connection, provision of new garden water connections, planning of a barrier-free WC in a side room of the church

- Heating supply: replacement of the heat generator (currently in the basement of the adjacent community house) with a sustainable and energy-efficient alternative with variant study; development of a sustainable tempering concept for the nave, sacristies and ancillary rooms in possibly different designs (e.g. floor heating, radiators, baseboard heating)

- Moisture and temperature-controlled ventilation system with coupling to new tempering/heating technology, development of different variants in cooperation with building physicist and restorer

- Complete renewal of the electrical systems including lighting (comprehensive), bell control, hymn display and lightning protection, sound systems

- Channel and shaft construction of the rainwater and wastewater drainage

- Restoration of the exterior facilities

- Restoration of fixed wooden fittings (high altar, oratories, choir stalls, pulpit, organ case, altars, sculptures)

- Restoration and possible overhaul of visible wooden fittings (lay and choir stalls, confessionals, doors, stairs, sacristy floors, sacristy furniture, etc.)

- Restoration of canvas paintings

- Liturgical reordering with impact on other trades (e.g. lighting design, sound)

Special features:

- Cramped urban development situation

- Current heating supply in adjacent building

- Contamination of roof construction

- Contaminants in the interior: frame of altar painting, oratories and some carved figures of leaf wood with PCP/Lindane

- Possible contaminants during demolition of previous building services (e.g. ventilation shafts)

- Possible necessary archaeological construction supervision during restoration of exterior facilities
