Denmark – Architectural, construction, engineering and inspection services – Udbud af bygherrerådgivning til udbygning af Hospitalsbyen i Aalborg

The contract to be awarded concerns construction management in connection with the expansion of Hospitalsbyen in Aalborg. Region Nordjylland has, with the construction of Nyt Aalborg Universitetshospital in Hospitalsbyen, initiated a consolidation of the hospital functions in Aalborg, which were previously distributed across several properties. With the move to Hospitalsbyen in 2026, there will be a complete relocation from Aalborg Universitetshospital Nord, while functions will continue to operate at Aalborg Universitetshospital Syd. To consolidate the remaining functions from Aalborg Universitetshospital Syd in Hospitalsbyen, Region Nordjylland has initiated the project "Expansion of Hospitalsbyen". The project is being constructed as a new build with a gross floor area of approximately 65,000 m2 and with an expected total construction budget frame of approximately 3 billion DKK excl. VAT at 2026 price level. The project will accommodate a wide range of hospital functions, including outpatient clinics, operating departments, diagnostic departments, office workplaces and meeting rooms, pharmacies etc. The construction is expected to be completed in two phases, with Oncology and the more complex hospital-intensive functions in phase 1 and outpatient clinic and office functions in phase 2. The project is expected to be tendered in total consulting and subsequently completed in large-scale contracts. The final phase is expected to be clinically commissioned in 2035. For a more detailed description of the project's scope, please refer to the Project Description. -oo0oo- The contracting authority wishes to appoint a construction manager who can assist the contracting authority in all phases of the project, and the construction manager's services therefore cover a broad spectrum of construction management services in connection with the expansion of Hospitalsbyen. The construction manager's services are outlined in the project-specific service description. The primary tasks on the contract will, however, relate to the following services:

• Preparation of material for and implementation of the EU tender for the total consulting agreement, as well as implementation of the user process for use in the preparation of the building programme incl. room schedules.

• Ongoing technical construction management during design, execution and delivery, including, inter alia, cost management, risk analysis and management.

• Quality assurance and review of the total consultant's project.

• Cx management, including process management according to principles from DS3090, participation in the Cx group and Cx test.

The construction management services shall be provided in accordance with FRI and the Danish Architects' Association's service description for construction management, 2019, as specified in the project-specific service description, FRI and the Danish Architects' Association's supplement on sustainability services, 2022, and otherwise on the terms specified in the consulting agreement. The individual construction management tasks in connection with the expansion of Hospitalsbyen are specified and initiated on an ongoing basis at the request of the contracting authority, and may, at the request of the contracting authority, be initiated by an ATR, which determines the scope and price of the service.
