Germany – Houses construction work – Planungs- und Bauleistungen für den Neubau von 5 dreigeschossigen Mehrfamilienhäusern mit Parkgarage, überdachtem Carport und Freianlage in 82481 Mittenwald, ehemalige Standortverwaltung (VOEK 276-24)

Project Description: The Federal Agency for Real Estate Tasks (BImA) supports the Federal Government's housing initiative to create additional, affordable housing to relieve local markets. On the northern part of the parcel 1900 (property size: approx. 8,583 m²), Wörner-straße/Gebirgspionierstraße, 82481 Mittenwald, of the federal property, the former site administration of the Bundeswehr in Mittenwald, 5 three-story multi-family houses with gable roofs, a covered carport area, and a parking garage are to be built. The creation of at least 50 residential units is planned. The parcel is developed. The "Land Use Plan No. 51 - Part 1, former site administration" in the legally binding version of 18.06.2024 applies to the area of validity. The warehouse currently located on the part of parcel 1900 will be demolished prior to the new construction. The other halls (Bundeswehr clothing chamber, freight forwarding operation) located on the parcel and adjacent to the perimeter are to remain unchanged and will continue to operate. The new multi-family residential buildings are to be planned and constructed in accordance with the specifications in the present land use plan and the preliminary planning closely coordinated with the municipality of Mittenwald, in accordance with the Bavarian Building Code and on the basis of the functional performance description (FLB). The project is to be awarded to a general contractor and completed by December 2027. The housing project is designated as "Am Karwendel".

Scope of Services: The subject of this tender are all necessary planning, consulting and construction services required for the complete creation of functional and usable structures that comply with current public law regulations and the generally accepted rules of the art according to the specifications of the functional performance descriptions. This includes all planning and project supervision services of the performance phases 2 to 8 HOAI according to the specifications of the functional performance description and all necessary engineering services - if necessary including the procurement of required expert opinions - and the creation of all required evidence, all required foundation and civil engineering work including the planning, the rough and finish construction work, the planning and creation of outdoor facilities, all development, road and path construction work incl. planning as well as all other necessary services to achieve the project success and to comply with the legal regulations. The contractor's planning is to be carried out in such a way that the specifications of the Land Use Plan No. 51 "Part former site administration" (Parts A, B and C) of 18.06.2024 are taken into account. Deviations may be proposed if they are justified, quality-enhancing and compatible with the planning and building code requirements. The scope of services can be found in the detailed version of the functional performance description (Annex 10). The contractor must calculate all required services in the form of a lump sum offer, which will be ordered upon award.
