Germany – Architectural, construction, engineering and inspection services – Kindergarten St. Martin - Ersatzneubau

The basic services of phases 1 to 9 according to §34 HOAI "Scope of Services for Buildings and Interior Spaces" are to be provided in stages. The following Special Services are also to be provided:

a) Involvement in the grant procedure (involvement in negotiations with the grant provider, e.g. Reg. v. Ufr.)

b) Preparation of the funding application with the Reg. v. Ufr.

c) Involvement in the preparation of the statement of use (allocation of costs into eligible and non-eligible costs)

d) Services according to the Construction Site Ordinance (SiGeKo) according to No. 15 AHO, Section 3: Scope of Services "Coordination according to Construction Site Ordinance" (3.1 and 3.2).

e) Preparation of the fire protection concept according to §11 Construction Site Ordinance (2) sentence 3

The planning task is the replacement new construction of the 5-group mixed-age day care center (3 standard groups and 2 nursery groups) with planned 24 nursery places and 66 kindergarten places. The planned usable area is 568 m² in total for the usable areas 1 to 6 according to the summary space program. The estimated cost framework is approximately 5,500,000.00 EUR gross (KG 300, 400, 500, 700). Of this, approximately 2.91 million EUR gross (2,445,378.00 EUR net) falls on KG 300 and on KG 400 0.97 million EUR gross (815,126.00 EUR net). The planning objective is to strive for an innovative, ecological and at the same time economical overall solution.

General quality requirements are:

1.) a high-quality, durable, robust, future-oriented equipment and technology, which is limited to a "reasonable" extent;

2.) a "necessary" media equipment: modern, contemporary, future-proof, prepared for mobile individual equipment;

3.) an optimal room climate and good acoustics.

Design quality requirements are:

The building should be both functional and representative and present an architecturally convincing solution. The educational concept is to be developed in close consultation with the client and user, with an open concept currently being preferred. The day care center is to receive a kitchen of appropriate size for self-catering. For the most extensive self-sufficiency with electricity, a PV system is to be provided.
