The Free and Hanseatic City of Hamburg intends to construct a new youth centre in the district of Hamburg-Bergedorf. The existing old building on the site is to be completely demolished and replaced by a modern, sustainable new building. The aim is to create a future-proof, identity-creating place for children and young people in the neighbourhood. The planned new building has a gross floor area (BGF) of approximately 1,400 m². The basis for the planning is an already created and coordinated needs assessment, which defines the functional, pedagogical and operational requirements. Among other things, open meeting areas, group and multipurpose rooms, creative and activity spaces, counselling rooms, administrative areas, as well as ancillary and technical areas are planned. The building should be flexibly usable, barrier-free and economical to operate. It is a public building that meets the applicable procurement and building law requirements. The planning and execution must in particular comply with the Hamburg Climate Protection Act and the currently valid Building Energy Act (GEG). An energy-efficient, resource-conserving construction method with minimised life-cycle costs is sought. Sustainability aspects, particularly with regard to energy supply, material selection, CO₂ reduction and climate adaptation (e.g. roof greening, summer heat protection), are an integral part of the planning. The subject of the tender are specialist planning services for the Technical Building Equipment according to HOAI. An economical, sustainable and functional planning of the building services is expected, which meets the requirements of a modern youth centre and is carried out in close coordination with the project planning and the other specialist planners involved. Particular importance is attached to an energy-efficient, operationally safe and user-oriented overall solution. Continuous coordination with the client during all planning phases is required. The required planning services of the project will be commissioned in stages. The commissioning will be carried out in 3 stages, with the individual phases of work being divided into the stages as follows: Stage 1: Phases 1 – 3 (Basic data determination, Preliminary design and Design planning) Stage 2: Phase 4 -5 (Approval planning, Execution planning) Stage 3: Phase 6 - 8 (Preparation of tendering, Assistance in tendering, Project supervision, Construction supervision and Documentation) With the award, Stage 1 will be commissioned.
